IGI-US, the US branch of the Israeli development company, filed plans on Friday for a 20-story, 68-unit condo building at 310 East 86th Street, steps away from the 86th Street station of the rerouted Q line. The project will include five adjacent lots, from 306 through 314, as well as air rights from 320 East 86th Street, according to the filing.

IGI acquired the walkups at 310-314 East 86th Street from Extell in March 2017 for $42 million, as Gary Barnett’s company was seeking to sell off some of its smaller development sites in order to focus on its larger projects. That purchase was financed with a $26.8 million acquisition loan from Bank Leumi.

At the time, IGI was reported to be planning a roughly 80,000-square foot condo tower on the site, with just two condo units per floor. The plans filed on Friday envision a nearly 150,000-square foot structure, with three or four apartments on most floors.

Is there any chance these squat MTA substation/ventilation structures along Second can eventually be developed as long as the base still serves there function for the subway? I don't for the life of me understand why the MTA isn't in the real estate business. They squander so much valuable potential. They should have just worked with private developers to develop these lots and accommodate their needed function in a part of the structure, and take a fee for their part. They wasted the same huge opportunity down by the FSTC with the Dey St entrance.

I believe thats Cornells Campus, Phase II. Part of Phase I can be seen complete on Roosevelt Island.

Thanks for the welcome, Also today I’ve seen netting taken off and activity going on that big empty lot between 48th street and the United Nation right off the FDR drive, I can’t find the thread for that development to post pics

Wasn't that the Con Ed power plant that was cleared and proposed for new towers years ago. Weren't the towers downsized because of NIMBY opposition, particularly the other residential building next to it? I forgot the developer and architect.

Yeah I was thinking that as well. I totally forgot the name of it, and originally I was kinda stumped on that one because I do recall something of that nature. I think the on hold nature of it or lack of progress on that is why. But yes, I do believe that was originally Con-Edison territory.

City agencies have announced the development of an affordable housing project dedicated to low- and extremely low-income senior citizens in the Soundview section of The Bronx. Known as Casa Celina, it is a collaboration between NYCHA and the city’s department of Housing Preservation and Development with private entities Xenolith Partners, The Kretchmer Companies, ELH Mgmt., and the Jewish Association Serving the Aging, known colloquially as JASA.

Designed by Magnusson Architecture + Planning, the 16-story building will contain a total of 200 studio and one-bedroom units and a 3,350-square-foot community space at the ground level offering onsite social support, health services, and cultural programming. Residential amenities will include a fitness center, a landscaped roof terrace, communal lounge areas, and a laundry room.

“Urban acupuncture was a theme of the design,” said Magnusson Architect and Planning principal Fernando Villa. ‘There was an idea that this one point, this building, could radiate benefits throughout the neighborhood in the form of services and community programming, neighborhood investment, and architectural innovation, or more everyday impacts like improvements in open space and street illumination.”

Casa Celina is positioned on the corner of Watson and Thieriot Avenue, a NYCHA-owned site that is part of a larger collection of parcels named after Supreme Court Justice Sonia Sotomayor. According to an official statement from the city, the development named the project after Justice Sotomayor’s mother Celina Baez.
