Seattle developer unveils vision for Stadium District project

The seven acres south of downtown used to be more marsh-like before Seattle’s earliest planners blasted old hills and carried soil down to this section of town. Now, industrial buildings and car lots like Tesla sit on that soil sandwiched along 6th Ave S and Seattle Blvd S, near the junction of Interstates 90 and 5.

“It’s the first thing you see as you approach the city,” said Greg Smith, CEO of Seattle commercial real estate firm Urban Visions. “It’s on the flight path to Boeing Field and Sea-Tac so you fly right over it.”

Smith knows it’s one reason this is such a coveted spot, and it’s one of the many reasons he wants to build “S” here.

“It’s the largest chunk of land left in the city to create an urban campus,” he said Thursday as he revealed more plans for the big project to KING 5 News.

Seven buildings. One-point-two million square feet of office and street level retail. The price tag could be more than $750-million.

They call it S because of the shape of the buildings.

This somewhat sleepy section bridging Seattle’s International and industrial districts could be home to 5,000 to 6,000 employees. How do you get all of those people to this spot?

“As the car becomes less convenient – I think places that are designed around public transit opportunities are key,” Smith said.

The land will be right on a light rail connection that will send passengers over toward Bellevue and Microsoft’s campus within the next ten years. It’s also a direct link to a bike path across I-90.

Cars aren’t left out of the equation, though. There will be more than 800 parking spaces, Smith said, and there’s attention to how different those cars could be.

“I think one of the big transformations we’re going to see here soon is the introduction of the driverless car and its impact on traffic behavior,” he said. “We’re really in this transformation period of what the impact of the car is going to be on how we think about where we work.”

So in addition to bike rooms and maintenance rooms, designers are dreaming up a different kind of platform: one for self-parking cars.

Seattle U announces plans for 10 stories of office and dorms on E Madison

The planned ten-story building will rise at 1107 E Madison next to the self-storage building also owned by the university. It will replace a mostly empty area of parking and alleyway. The project is planned to stand 105 feet tall. It will include nine parking spaces, according to permit information.

The school plans for the first two floors to be the new home for the Enrollment Services offices.

The top eight floors of the project will serve as a new residence hall with 285 beds for juniors and seniors “in an apartment design and expanding and upgrading our housing inventory.”

Project: MidTown Center (Legacy Partners)

Legacy Partners has plans for about 400 apartments and 40,000 square feet of retail on the MidTown Center site at the southeast corner of 23rd Avenue and East Union Street in the Central District.

Kerry Nicholson of Legacy Partners said he has a “high-end grocer” in tow that wants to take most of the retail space — if Legacy gets the property. Nicholson said a drug store could also go in, as well as smaller tenants that would reflect the diversity of the neighborhood.

Nicholson said Legacy had the nearly 2.5-acre site under contract but ran into an issue with the property. A hard-money deadline was coming up, so Legacy Partners pulled out of the contract so it could try to solve the problem. Nicholson would not elaborate on the issue but said it is costly and needs to be worked out with the sellers to make his project viable for institutional investors.

Late last month, Legacy Partners submitted another offer for the property. The price is the same — $23.5 million — but some of the terms have changed, Nicholson said. Legacy Partners is awaiting a response from the owner.

Nicholson said Legacy Partners would seek a rezone to 65 feet for its project. Runberg Architecture Group is working with the developer.

I was watching these last night (at speed 2x) with some music in the background, and they really give you a nice tour of the area. Recommend it. Its been two years since I've visited here, and these make we want to go back.

Recommend 2x speed though. Shorter, and cover more distance quickly.

Most youtube drivelapses are shit, but these are actually really good and give you a nice tour. Almost like you where there.

Hey guys, found these two articles on the MAdison Centre as well as the 2nd + Pine office tower. Seem to be pretty exciting projects! Interested in moving to seattle so trying to get a flavor of the type of development its going through
