An expandable $250-million, 25,000-seat MLS stadium is soon to be under construction in Downtown West.

It is scheduled to be completed by the start of the 2022 MLS season.

Nearby new landscaped access roads will lead to the new NGA campus in North St. Louis as well as the new MLS soccer stadium - now in land clearance and prep mode.

A few project updates...

3000 Locust
Collegiate Development's redevelopment of the old Nash Automotive building in Midtown Alley is having new windows installed. When complete, this will house Collegiate's new home office as well as over 20 loft apartments. This is one of the last vacant or under utilized buildings along Locust in Midtown Alley. Based on my walk today, 4 buildings were under utilized or vacant. An additional 6 are under renovation with another set to begin renovation fairly soon.

For those outside of STL, Midtown Alley is St. Louis's old "Automobile Row". Many car dealerships were once based here in, in many cases, elaborate 2-story buildings. Today, it's a creative district home to many small businesses as well as bars and venues.




Red Flag
Also in the Midtown Alley region is Red Flag, a new concert venue that replaced Fubar. A bit ominous if you ask me.


SLU ISE Building
The new SLU ISE Building is nearing completion and will be ready for the fall semester. Construction fences were recently taken down.


Forsyth Point
The first of 2 tower cranes has been erected at Forsyth Point. This project will being two new office buildings to Downtown Clayton as well as parking and retail space. The crane is highly visible, especially from the 64-170 intersection. Being a red crane, it's certainly different than what we have seen in the skies over St. Louis but we've had a few red cranes up recently. There were 3 at WashU's East End at one point and another one was at the COCA Expansion site in University City.

This is the most visible red crane. Forsyth Point itself is one of the largest projects in Downtown Clayton besides Centene Centre.

Downtown West to See New Residential Conversion on Washington

The redevelopment of 1800 Washington, the Mulligan Printing building, was announced in the LCRA agenda for May 2020.

A developer known only as MacDonald Building LLC, which can be traced back to an affiliate of Revive Capital LLC, is under contract to acquire this property for $2.2 Million. This company redeveloped the Monogram building just East of here. Plans call for the conversion of the 110,300 square feet of space into 72 residential units comprising of studio and one-bedroom apartments. 52 parking spaces will be located inside the building and are available for residents.

The total cost of this redevelopment is estimated to be around $13.5 million, and the LCRA is granting 10 years of tax abatements at 90% of the assessed value of improvements for the first five years, then 85% the next.

Downtown building targeted for $34M investment aimed at tripling its jobs potential

Doug Rasmussen said Globe Building Co. has already attracted a pair of tech companies, including Maxar Technologies last year. The publicly tradedspace and intelligence company based in Colorado took 10,500 square feet in the building. T-Kartor, a Swedish-based geospatial firm, houses its U.S. headquarters in the Globe building.

I wonder if the new BJC neuro building will have another crane go up since it's an awfully large building footprint.

One also has to wonder when 4210 Duncan in the Cortex will get some serious movement. It's been a snail's pace for a while now, even with COVID.
