Saw some Truluck's ornamentation on the windows. Think the rumor was that it was going to be Del Frisco but I guess not. Wonder what's happening with the current location. That 2nd floor was added in 2014 according to:

Since OCH is/was having trouble with their temporary move to the Riley, it could make for an alternate temporary location for them.

I wouldn't be at all surprised though if a new building gets announced that would take out the Truluck's building and Highland to the north of it.

Is this one actually 446’, or is it the 412’ from the diagrams? Most sources say 446’, but there was mention a page back that it didn’t seem that tall.

The approved & released elevations show 446' and that becomes the official height. I don't see it on the Austin diagrams page if that's what you meant by "diagrams".

It doesn’t have an image in the Austin diagrams yet, but because of how it’s listed it won’t accept drawings with any height other than 412 ft.

The Colorado Tower is 397 feet, and this is significantly taller than that building. Also, Ashton is 412 feet, and 300 Colorado is definitely taller than that, even taking into account the 2 feet of higher elevation it sits on two blocks north.

Thank you. I wanted to submit a drawing that I sized for 446’, but the site won’t allow it because it doesn’t match the database height of 412’. I didn’t want to request a height correction without verifying first.

Ok. I fixed that. I edited the database so that the roof height is now listed as 446 feet. The way the database is setup, whatever number you enter for the roof height becomes the default max height of the building, even if in reality there is more height above that number. So you guys should be able to pull it up now with a 446 foot roof height and add diagrams to that height.

I looked at the elevations for it, and it shows it as 445 feet 6 inches tall. That height is to the highest part of the building - the parapet around the top of the building hiding the mechanical penthouse. The building has 32 floors of office space - the top floor being at 378 feet. The main roof height (33rd level) is 391 feet 6 inches. There's also a 34th level that is for mechanical stuff, and that height is 411 feet 6 inches. This structure is hidden from view from most angles by the parapet around the perimeter of the building's top. Someone who entered in that height put it down as the roof height, and that triggered the goofy function as that number being the default height. I edited the building so that the 412 foot height is now listed as the mechanical roof height, as it is.

TikTok Inc. appears to be rethinking its real estate footprint in downtown Austin.

About five months ago, the six floors that the social media company leases in the 300 Colorado tower landed on the sublease market. Now, a filing for a tenant finish out on four of those floors has been filed with the Texas Department of Licensing and Regulation with the project name "TikTok Austin."

Details are scarce, though the filing brings into question what the company has planned for its office space off Third and Colorado streets. The fresh construction filing could indicate that TikTok reversed course and decided to occupy four of its six floors.

TikTok has indeed shown signs it intends to continue to grow in the Texas capital. As of Sept. 19, the short-form video app company had 55 job openings in Austin, ranging from product operations manager to sales lead to AI quality assurance specialist.

If it does end up occupying the space, it would be a welcome respite from the bad news commercial landlords have lived through lately. Companies left and right — including giants such as Indeed.com, Home Depot and 3M — are trying to jettison office space via subleases, and many are having a tough time doing so. In a nutshell, the work-from-anywhere trend is sticking and some companies, such as Facebook parent Meta, have downsized.

TikTok did not respond to requests for comment, and Jones Lang Lasalle Inc. — which is advertising TikTok’s sublease space — declined to comment. It’s worth noting that TDLR filings are preliminary and the details are subject to change.

TikTok subleased the upper six floors in the 32-story tower in February 2022 when oil and gas company Parsley Energy Inc. shut down operations there after it was acquired by Irving-based Pioneer Natural Resources (NYSE: PXD) in 2021.

In April, TikTok put the 126,429 square feet it subleased up for sublease.

The four floors that will be worked on are 27, 28, 29 and 32, according to TDLR. The scope of work is a “first generation interior finish out of tenant office space,” and will consist of 84,600 square feet.

Construction is estimated to begin in October and be complete by March 2024. The project is estimated to cost $17 million.

It's weird right? But in San Jose, TikTok JUST subleased Roku's office right next to the airport. It was a discussion I was having with my friends recently because I create content for fun and what were my thoughts were. I brought up the fact that they're still leasing more office space in America... idk haha
