On the QT: They are starting to offer rooms for potential citywides.

Preliminary details: a 600 room Marriott, ready for action in 2020.

Nice scoop. At 600 rooms and that footprint, this one could be fairly tall.

I'll be curious to see how they move forward without a formal convention center plan. To your point, the footprint is relatively small, but they'll still have to figure out where to put the amount of meeting space they'll need to match the room count. I'm guessing 35,000+ sq ft. or so. And, FYI, that's why both JW and Fairmont have substantial podiums -- so they can deal with large amounts of contiguous meeting space.

As for the height; the plot is basically 1 block X ½ block in size. Thus, if the tower of this "Marriott" were to exactly match the size of the site, then it would be a little wider than the main tower portions of the JW and Fairmont (same length, however). So, I doubt this tower will approach the JW or Fairmont in height (unless their is a big change in design from the concept proposal).

As for meeting space; it may be minimal since this tower is supposed to be directly connected to the new convention center expansion. "Supposed" to be...

Makes me appreciate and anticipate the Independent even more. Still, another 400ft hotel is ok, its still tallish to me. Its Austin new norm. Perhaps they'll add a 200' pole on top someday and call it a 600 footer

I just noticed that the site plan filing says this will have 610 rooms. That'll make this the city's 4th largest hotel.

The tower orientation of the downtown Marriott is weird. Facing the Fairmont? Conspicuously not facing a convention center expansion. Distressing.

The 11-story one is the project originally referred to as the "MLK Hotel". I was hoping for something at least 15-stories, but 11 is nice for the area.

It'll also be replacing a McDonald's, which is good. I really want someone to step in and try to build something truly tall in West Campus, e.g. 500'.

I don't think which part of the parcel the tower is on really matters (edit: w/r/t the convention center expansion).

Both of the designs are beautiful, as depicted by those renderings. Can we get a standalone thread for the San Jacinto project? These look to be around 380' and '90 feet.

Maybe they realized their views would be limited to the south because of the Four Seasons Residences, so they decided to orient to have western views toward the hill country. Other potential reasons might be a courtesy to the Four Seasons to not block their northern views while also blocking a bigger portion of the Fairmont's western hill country views because they'll be competing hotels.
