Haha I just walked by as well. No new notices. Bummer.

Hopefully they'll just stick it to the NIMBYs and seek variances for the 26 story tower and move forward with that.

No big deal. Yeah, the high rise meeting notice was from earlier this year, like April.

Boyd Theater/Pearl Properties

I am sure many have seen this, but for those who haven't, here are a couple articles on the sale of the Boyd and the potential for this project to move forward now that the property was bought by Pearl Properties (developers for 1900 Chestnut).

Glad to hear this has a shot now.

Demolition permits have been posted onsite. Demo is set to begin on the 18th at the soonest. Looks like we might have another crane to look out for in the near future

Awesome! Probably means it will begin in May if the last several highrise projects are any indication. Who knows, though. Slogoff and Pearlstein have a way of getting things done and moving that other developers don't. Less show and more go. Anyway, great to see that this will be underway soon.

Right. Because of its status as a historic landmark, portions of the exterior must be incorporated into the project in some capacity. Frankly, I would like to see an actual movie theater incorporated into the plan. But I'm not really expecting it to happen.

The corner building is not being demoed. Only the former dollar store and building that housed the Industry bar. The width of those two buildings alone seems a small footprint for a highrise (but maybe I'm wrong on that). Maybe the highrise portion will extend on top of the Boyd or the old Qdoba if feasible and structurally sound to do that.

Took a walk by today to look at this (and everything going on at Market, Arch, etc...) I forgotten there is a swath of blank yard between Industry XIX and the Boyd. If they build on that to abut the Boyd in addition to the area that the Dollar Store and Industry fills, that's probably all the space they need.

EDIT: Looking at the rendering, it looks to incorporate the design of the old Qdoba building, so it will probably be part of it(?) and just doesn't require demolition.

" LOVE IT! " A nice break from the myriad of, lackluster, glass boxes that have proliferated in most North American architecture. Finally, comes a stylish building with great character and ' sense of place ' IMO.

I couldn't agree more. I love the look of the traditional design as shown in the renderings. It adds some architectural diversity to what's under construction now. This and the mormon building are two of my favorites!

Me too! "Traditional" buildings get a bad rap by critics but if they're done with quality materials, I think they can be great. IMO the Mormon building on Vine would fit in fine on Rittenhouse Square. And I think it's great on Vine because it's setting a precedent in a neighborhood that needs one.

I thought the plan they proposed was shot down by the neighborhood group. The last I heard they wanted a zoning change passed through council but Clarke wouldn't oblige since the neighborhood didn't explicitly agree to the height of the project. Are they going the ZBA route now? I thought they were going to rework the design and come up with something shorter.

Check out Post #66 above. Because they added property (more land area), they can now build by-right (evidently).

^ They'll still have to do wind-tunnel studies, however.

[This is the project for which a NIMBY actually inquired about that. ]
