Ugo Colombo Still Plans To Break Ground On Brickell Flatiron This Year

Between 200 and 250 units at Brickell Flatiron have now been reserved, or almost 40% of the 549 units available for sale. Contracts continue to come in, at a rate which the source insisted was comparable to other competing projects.

The building is also within striking distance of the 50% reserved mark needed to break ground. Colombo is said to be in talks with multiple banks for financing.

Although groundbreaking has been delayed from earlier forecasts, the CMC source attributes this to Colombo’s meticulous attention to detail. The developer is now targeting an October groundbreaking.

The project is now being bid on by subcontractors, with Tutor Perrini managing the process. Tutor Perrini is also the general contractor of Tibor Hollo’s $255 million Panorama Tower, under construction nearby.

830 Brickell, which was recently listed for sale, has a separate ownership structure from Flatiron.

Colombo successfully completed the Santa Maria condo tower during a weak market in the 90s and the Epic condo project during the 2008 crash. He is said to be looking for other opportunities in Miami, including a possible oceanfront project. CMC will also launch sales soon on The Collection Residences in Coral Gables, together with a partner.

Here’s Why 1060 Brickell Want’s The City To Scrap Approval For Ugo Colombo’s Brickell Flatiron

A lawyer representing the 1060 Brickell condominium association wants Brickell Flatiron’s approval thrown out, saying that the Planning Department failed to follow proper procedures.

In a letter, attorney (and former Miami Beach commissioner and Mayoral candidate) Michael Góngora wrote that the approval failed to meet requirements for a MUSP Modification for three reasons:

It would change the manner of operation of the project, compared to the original 70-story Enrique Norten structure proposed for the site.

The lot coverage would be substantially altered, splitting the original structure into two separate building components.

The taller of the two buildings does not comply with the front setback above the 8th story along South Miami Avenue.

Góngora also objected to the review process, saying that a decision should have been made by a Zoning Administrator instead of the Planning Director.

Should a board decide at a meeting tomorrow that the modifications don’t meet requirements, developer Ugo Colombo could be required to revert to the original approved MUSP, an Enrique Norten design. He could also try to revise the MUSP again in a way that meets zoning requirements, or discard the MUSP and submit new plans that comply with the Miami 21 zoning code.

1060 Brickell is a twin-tower, 576-unit condominium built in 2008. It is located across the street from the Brickell Flatiron site.

Yes good news but the FAA chopped off 16 feet from the proposed 750 ft.
Either way this is good news and this makes Brickell Flatiron the 4th. tower proposal to get FAA approval between the 700-800 foot range this year.

Brickell Flatiron Rep Says Half Of Units Sold, Groundbreaking By Year End

CMC Group is preparing to break ground on Brickell Flatiron within two months, according to a PR agent for the developer.

A CMC spokesperson told The Real Deal yesterday that over 50 percent of units are now in contract.

In June, the developer had said that nearly 40 percent of units were reserved. At the time, CMC said they expected to reach the 50 percent mark and break ground around October.

Buyers are required to place a 20 percent deposit at contract, with another 10 percent at groundbreaking. Additional 10 percent deposits are required when construction reaches the 17th floor and when the building tops off.

Recently, the developer received FAA approval to build the 734-foot tower, and signed a water and sewer deal. In September, a mortgage on the property held by Suntrust Bank was modified.

Taller than any existing residential building in the south but Panorama tower a few blocks away is alredy 20 stories up and will be 822 feet. Maybe since that one will have a small hotel component it does not count?

^ Panorama Tower is a mixed use tower with residential, hotel & office space so Brickell Flatiron will be the tallest all residential tower in the south upon completion.

New condo tower breaks ground on Brickell

The developer said over half of the units were pre-sold. Colombo said Brickell Flatiron will take about 36 months to complete, giving it a 2019 delivery. That should give him plenty of time to sell units.

"If I sell like five to seven units a month I will get sold out," Colombo said. "I don't need a lot of velocity to close out sales."

The Brickell Flatiron design team is led by architect Luis Revuelta, master Italian designer Massimo Iosa Ghini and artist Julian Schnabel.

"We tried to come up with the best possible building we could and differentiate it from the others around it and give it a sense of motion," said Revuelta, who has designed all of Colombo's Miami condos.

There are 7,308 condos under construction in greater downtown Miami, according to Integra Realty Resource’s fourth quarter residential study for the Miami Downtown Development Authority. However, the study found that fewer units were in the reservation phase as developers saw sales slow.

The DDA study predicted that Brickell Flatiron would be the last condo downtown to break ground in 2016. If that's the case, Colombo said he won't have much competition by the time the building opens.

This is Colombo’s first new condo since the EPIC Hotel & Residences in 2008. He built his first Miami condo in 1996 with Santa Maria. Colombo said Brickell Flatiron would be his best work yet.

Colombo’s CMC Group is now the outright owner of Brickell Flatiron, while Doronin holds the title for the assemblage at 830 Southeast First Avenue. The financial details of the deal were not disclosed.
