Socketsite discussed this today - had more details. Looks like it won't happen as soon as we'd like (likely for the same reasons the neighboring Koolhaas tower is waiting for 2016 - road construction).

Transbay redevelopment hits key milestone with $44M land sale to Essex, TMG.

In order for office towers, apartment buildings and parks to rise on city-owned land around the future Salesforce Tower, a lot needs to click.
Developers and investors need sign onto San Francisco's stringent affordable housing and open space requirements in the Transbay redevelopment area, while the Board of Supervisors needs to make sure new private landowners are paying the city a fair price.

All that came together Tuesday when publicly traded real estate investor Essex Property Trust, Inc. and local developer TMG Partners finalized the $43.6 million purchase of Transbay Block 9, which sites on the corner of First and Folsom Streets.

The purchase paves the way for construction to start this fall on the apartment complex with 536 units. It will likely be completed by 2017, making it one of the first of the projects to finish in Transbay. The Board of Supervisors approved the project last week.
"It's a long time coming, but it matters when we hit our milestones," said Tiffany Bohee, executive director of the city's Office of Community Investment and Infrastructure, which oversees Transbay redevelopment‎. "This building embodies everything we care about to make Transbay a great neighborhood. It's really filling in the neighborhood and providing neighborhood retail along Folsom Street."

The land sale proceeds all help fund the $1.9 billion Transbay Transit Center, which will sit a couple blocks from the building. Officials have said they expect the sales of formerly state-owned parcels to private developers to funnel $578.6 million for the terminal construction. If the land sale hit snags, transit center construction could have been delayed, according to an OCII report.

The development will include a 400-foot tower designed by SOM, a 85-foot podium and a row of two-story townhouses designed by Fougeron Architecture. It will include an open space that's open to the public and underground parking. Nonprofit affordable housing developer Bridge Housing is also on the development team, helping to secure tax-exempt financing for the affordable portion of the project. The project is not receiving public subsidies.

Twenty percent of the apartment complex will be rented at a below market rate to people making half of the city's median income. The affordable units will be sprinkled throughout the bottom half of the buildings "in a non-discriminatory fashion," according to an OCII report.
The development is part of 20 acres that are part of the Transbay District Plan. The city adopted the plan in 2005 to generate funding for the Transbay Transit Center, heralded as the "Grand Central of the West."

The signature property in the district is the Salesforce Tower, which started construction last year and will be the city's tallest building when it's done in 2017. A 409-unit mixed-income housing project on Blocks 6 and 7, developed by Golub and Mercy Housing, should wrap up construction this year.
Bohee said the city will start completing the sales of several other key Transbay sites this year, including a major residential tower developed by Tishman Speyer (Block 1), 665,000-square-foot office built by Golub and the John Buck Company (Block 5), and a mixed-income project developed by Related Companies and Tenderloin Neighborhood Development Corp. (Block 8).

This year, the city expects to release a request for proposals for Parcel F, a 32,700-square-foot site slated for up to 735,000 square feet of office and residential space in a tower up to 750 feet high.

Construction begins 9 months early? Excellent news! This has always been one of my preferred projects because it anchors a new neighborhood and looks sexy. I am also on the edge of my seat for Parcel F news.

Good news, but can we get the height changed to the correct number? SOM says it's 43 floors and 440':

...400' is probably the height to the roof of the top occupied floor, not the total height including the crown. How would a 43 story building with a crown on top come out to only 400'?

The site is located in the Transbay Center District Plan which has six million square feet of office space under construction or planned, thereby increasing the high quality and high paying jobs in the area. Upon completion in 2017, the Transbay Terminal will become the major transportation hub in downtown San Francisco, connecting BART, Caltrans and nine other transit systems and has been referred to as the Grand Central Station of the West. The parcel is fully entitled and construction will commence in October 2015 with a projected opening in the Fall of 2018.

The Company plans to develop a forty-two story apartment community comprising 545 homes and 5,900 square feet of ground floor retail space. Each home will have luxury finishes and floor to ceiling windows. Amenities at the community will include a spa, two outdoor entertainment areas, a fitness center, community room and garden area. Block 9 scores 96 out of 100 on walkscore.com.

The Company has entered into a co-investment partnership with an institutional investor for the development of the community. The Company will have a 50% interest in the venture and will earn customary management fees and may earn a promoted interest.

San Francisco has to be undergoing the largest skyline transformation of any American city in this boom cycle, and it's mostly good - or great - architecture. I raise my glass to the city by the bay!

man, don't know about that. we do everything here to prevent construction. in cities that are more moderate, like los angeles, you're seeing a much more radical transformation. in full on pro-growth cities - like miami or houston - we have truly radical transformations. the most insane one in north america has to be toronto. they're just a notch below china up there, we're talking ~20,000 units a year. san francisco will get to ~4000 units at the top year of this cycle, which is pitiful, considering the crying need.

just clarifying for accuracy. definitely more construction here than in oakland but nowhere near the first place in the usa that the other poster commented. i'm actually pretty bullish on sf, unless there's some crazy crash, it's hard to imagine any way that this slows down like miami or toronto surely will.
