I was at lunch with some friends yesterday who just finished submitting "95%" drawings for this projects ( i put it in quotes cause architects always over shoot with their percentages). i was told they are about 7million over budget, almost 10%. He didn't seem too worried. Getting close. end of the month?

The tree's are so nice on that street, they can really make a neighbourhood. I seriously hope they don't need to clear too many for this thing.

Looks great. More progress on the demo side of things, they looks like they're keeping as many trees as possible

for some reason i always thought the tower was going to be further back from the street, nice to know the entire project is going to be right on the sidewalk. Does anyone know the total amount of units in the tower and townhouses

Agree, but in the picture it doesn't show all the old ELMS that are on the City owned boulevard? I hope they do not intend on chopping those all down so we see another concrete wall a block long.

Elms in question?

I don't think they'll move the elms, no. isn't there a bylaw against that or is my mind not remembering correctly?

209, i think 18 of them are in the townhouses.

The townhouse units are really going to make this project work with the street. I have to say that i love the townhouses but am kind of indifferent to the tower. To me the tower seems to have a "Winnipeg look". Not that it is a bad thing but, it really reminds me of the Evergreen Towers type of beige building with balconies and a small amount of glass. I was hoping for something different for Winnipeg.

My thoughts exactly, it is nothing ground breaking for architecture in this city but the fact we will be adding to the downtown population and skyline is enough for me.

In regards to the elms on the street I'm sure they will remain but were omitted from the rendering just to show off the building more.

Excellent addition to the area. I do wish this building had one or two ground-level retail spaces for a small cafe or restaurant. I'm always struck by the inability to simply buy a cup of coffee while walking along Assiniboine Avenue, despite the density along there.

How would heating and cooling costs be for glass residential towers in Winnipeg, though? They don't even seem very realistic for Toronto, even when the glass isn't falling off them. I still don't care for this size of building right on the riverbank, but it doesn't look awful at least.

Look at the Hydro Tower, all though it cost a bundle, and not sure if a residential tower could pull it off, but the technology is there. But even some fake facade like they did on the old York building would have been nice.

Look at Downtown little Regina, they actually have some stunning glass towers.

I wouldn't call Regina's glass towers "stunning" at all. They are at about the same level as Winnipeg's; nothing great but nothing horrible either.

I am talking about their downtown, they have nice glass towers, yes they are half the height of ours, but they at least put some thought into them, also ( forget the name, but the one tower that is Bronze, you can see it in the skyline pics they have. They just seem to have more of a Calgary attitude to the new structures.) I know they have some really ugly ones as well, but so do we. And the new Hotel / Condo mix use(taller then heritage and a lot nicer ) as well as the office and retail of the parcel of land is what we need.

I know this part is in the wrong thread, but as talked about before the Aspers parcel of land beside the old TD tower is about as Prime as you can get in winnipeg, now we all know because of to many other cheaper lots it will be empty for awhile, unless, you do a mixed use building like they have done in cramped cities like New York, and even Dubai, retail on ground, Offices say 30 stories up, and then Residential the rest of the way, this way the building can become self sufficiant

Here is what I am talking about and it is under construction now.

Capital Point is far from under construction. In fact, several posters in Regina have suggested that it is dead in the water and would prefer to see a new developer step in.

The bronze building is the Saskatchewan Government Insurance Insurance (SGI) Building. It is beautiful to see at sunrise or sunset, and also looks cool from the seats at Taylor Field. I remember hearing that the building does have some major structural issues however.

Again, I disagree about them being "beatiful". They are nothng near that. They are your average run of the mill glass building. You want "beatiful"? The Bow in Calgary is an example you need to use. Nothing in Regina is at that level. And as for Capital Point, people are dreaming if they think that thing will be built anytime soon. Sorry to say, but Regina is just not big enough to have the ability to build those calibre kinds of buildings. So to summarize, Regina is not a good model to follow in terms of glass building architecture.

I honestly don't care much for the Bow in Calgary, and I never really did like the design. I think it might be one of Norman Foster's least inspiring buildings.
