It's actually 2 levels of above ground parking and 1 below ground parking. The 2 above levels of parking have "wrap around" apartments/office space on the west and south sides. 5 levels of residential wood on top all this.
Almost all units are efficiency and 1 bedrooms, just a few 2 bedrooms.
The COA should make the 2+5 the default standard available along all dense corridors that are now typically zoned for 4 or 5 stories; this is the most cost effective density-maximizing housing.
