i agree with oldmanshirt - traffic on broadway is not too bad. hildebrand is the problem street and even then it is bearable. i think jaga is right that there will be alternatives within 10 years and that the city will update infrastructure as the area booms.

as my grandfather (a father of 10) always told me - every child brings his own bread.

this gift (of dense development) will come with its own solutions.

But we don't know what other projects are afoot, especially with the Pearl.

I'm not talking about just that intersection. Sorry, I should have been more specific, I meant that stretch of Broadway, from Hildebrand to 281/37. Traffic will probably get a bit bad right in there.

I'd bet good money that there isn't anything else coming beyond the Devine condos.

In what respect?

High rise development or simply residential or just development in general?

If so, you'd be wrong.

Also, the rumored Devine condos are a mile from the Hildebrand and Broadway intersection and 3 miles from downtown, 2 miles from Pearl/Lower Broadway.

I mean high rise condos. Obviously there's going to be general development in the area. Its just that I think the market for projects like the Broadway isn't that strong.

Well maybe in price but in terms of housing demand there is demand for housing in that area, and with limited land, it would only be smart to build vertical.

Chances are, any residential development will be dense yet perhaps not as high. With the financial and investment worlds taking tough hits lately it doesn't seem feasible to build high dollar range condos any time soon. Maybe medium range for those wealthy about to drop a few tax brackets.

Unfortunately, for the Hild. traffic situation, there is no room to widen. That is both good and bad. I accept that because to widen would bring more cars and traffic. There may be some far out options such as a tunnel beneath Hild. but that is too out there. What else?

Um, you could bring the Breckenridge Park skyride back, only this time align the gondolas with Hildebrand

I just don't see what 90 something residents are going to add to the problem. The only future problem might be increases in enrollment at UIW. Nothing will be built north of Hildebrand at Broadway, and for anything south, there are other exits on 281(St. Marys/Muberry, Josephine) or on 35(St. Marys, New Braunfels. That area can't grow any more to the east and the areas of potential growth in the near immediate future are closer to Pearl. If there needs to be an alternative, how bout creating a toll exit somewhere between Hildebrand exit and Basse; I'm sure the residents of AH would love that.
AT&T is really the problem there, but if they leave that building, what else will they take with them? Instead of wasting money widening the road, the city can throw an incentive package with a similar price tag of construction to convince a move from there and consolidate everyone into a new highrise downtown?

That's like my idea of a fleet of helicopters fitted to lift cars going 45 in the fast lane and placing them in a penalty box to sit for designated penalty time.

plus, let's assume that 25,000 cars pass through that intersection every day (a very conservative number)...

let's assume that the bank and condos will somehow create 500 more trips every day (probably far too high, but let's do it anyway)...

even with those estimates, you would be looking at a 2% increase in traffic.

it is not even going to be that high - this isn't worth your worries, folks.

The 10th floor forms are set and are going to be poured soon. It is already visible from 281 driving north or south.
Is the bank still going to be a Wachovia across the street? or a Citibank?

With a decision needed to be made soon upon completion of this project;as Treasurer I would like to propose the East-West tollway to discourage development in the area, ease congestion of traffic, and create a buffer zone to not push the endangered city pigeon into the Zoo and Brackenridge Park.

first, the bank will be....empty. seriously, my guess is that it will be built out as a wachovia branch. wells fargo and citi will fight over who gets what, but the contract and the plans and all of that are done and signed and i don't know any contractor who would delay work and risk not getting paid.

second, your zoo-tollway idea is brilliant. anything we can do to save the city-pigeon needs to be done. i have started a peition to have their habitat (gutters, monuments, and low-grade roofs) built on some empty land that surrounds Camp Bullis behind the Rim. rather than the pesky trees out there (and their noisy friends the golden-cheeked warbler), we will have pooped-on statues, clogged gutters, and lots of strange diseases. as a bonus, we can use the old "skyride" right of way as the route for the zoo tollway, which will allow people to bypass all of the charm of the city so they can get wherever they are going.

i also like the numbers going up floor by floor. i noticed that on the austonian as well. what a simple way to increase excitement and discussion on a project.

We've got a wall on the 1st floor now, 14th floor columns are being poured or 15th, don't know if they are skipping the 13th floor like some buildings DT.
