Uptown ATX (Broadmoor) - IBM Campus Redevelopment

Here's our catchall Broadmoor thread, since the Domain/Northside thread is so stuffed to the gills.

+++++++++++

Broadmoor comes up before the Planning Commission on March 9.

Subdivision approvals are statutory, in other words, they have to go to PC, but approvals are typically profroma and pass on consent. There has to be a glaring technical error for them not to be approved, by statute. If they meet the standards, they must be approved. However, there is a shot clock involved, so the first time they appear at PC, they are usually listed as Statutory Disapproval. This gives staff time to review them carefully within the statutory time limit. When they reappear at PC after the review, they are typically listed as Approval Recommended, and they pass on consent.

In this case, the submission date was June 2019, and staff is recommending approval.

We used to have a different thread for Broadmoor and it was merged with the Domain thread after a community vote. My vote remains that I would rather keep Broadmoor updates in the Domain thread and change the name of that thread to reflect it.

It would be quite difficult to separate the posts of Doman and Broadmoor from the other thread. That's really the reason it hasn't happened. To do it, we'd pretty much have to go through post by post moving out any post that pertains to Broadmoor to a Broadmoor thread and then any replies to those. It's not that the request has been ignored, it's just very tedious and time consuming.

Let's just rename that thread North Austin, make a brand new Domain thread, and start it off linking to the North Austin thread saying historical Domain posts can be found there.

To be honest, I don't want to move all the old Broadmoor posts over, but do think we need to keep sorting the larger projects (Domain, McKalla, etc) for a touch of clarity. And as Broadmoor really gets moving, I expect we'll start to see the pic count take off as well.

After being expired and without activity for months, the Block L site plan has come back to life. There are multiple new attachments with drawings dated 04/01. The height of the two 300'+ office towers remains as originally planned.

I vaguely remember that but don't recall what happened there. All I know is I haven't heard anyone refer to it as "Uptown ATX" in a long time.

Maybe we'll finally start seeing some new construction soon. Finish out permits were filed for the 12-story Block A apartment building today. The site plan was approved a while back. The Block A 14-story office building didn't seem to get approved as part of the approved Block A site plan. But a plan review for the office building was included with the finish out permits filed today.

Brandywine had their earnings call today. It looks like they will be starting the apartments this year, but won't start the office building until they have a pre-leased tenant. Source: https://seekingalpha.com/symbol/BDN/...gs/transcripts

Quote:
On Broadmoor, we are advancing Block A in the first stage of Block F that aggregates 350,000 square feet of office and 613 apartment units at a total cost about $360 million. As we mentioned on the previous call we are looking for a partner on that project. We have received excellent responses from very high quality institutions and we'll make a selection in the next week or so and then proceed through documentation and debt financing shortly thereafter.

Our plan remains to start the residential component of Block A which is 341 units at a cost of about $119 million by Q3 2021. And the office start of 351,000 square feet is targeted to commence upon achieving a pre-lease and we have decent activity that we’re focused on there.
Also, one of the 7 IBM buildings at Broadmoor has been shut down and they are planning on demolishing it. I think 905 is the building in the back closest to Top Golf. There's an aerial somewhere that shows it but I'm too lazy to search for it.

Quote:
905 Broadmoor with the expiration of the IBM lease we have taken this building out of service and it will be demolished at a future date as part of our overall Broadmoor master plan. As a result of that we did have Broadmoor taken out of our same store and leasing statistics as of 1/1 of this year.

That must be the Block A projects: 14-story office & 12-story residential.

It sure looks like it based on my Google Map where I have those two plotted.

I have a vested interest in this entire area merely because I want our stadium to be in a way doper part of town than it presently is (Hop Squad and other breweries notwithstanding).

This project has already been years in the making.

by that I meant time until campus is completed. I'm guessing the last building is slated to deliver 2027~ but don't recall seeing it listed anywhere.
