Where are the most affluent areas located in your metro?

What share are located in the city center/urban core, streetcar and garden suburbs (ca. early 20th century), inner postwar suburbs, outer suburbs etc.?

NYC almost certainly has the highest % share of HNWIs of any American metro in/around the regional center. However, the region mirrored everywhere else in that there was considerable wealth flight to suburbia from the 1920's till about 2000, and the majority of metropolitan HNWIs are outside the core (though again, likely the lowest share in U.S.).

The region is fairly unique in that there's no favored quarter, and the distribution of regional wealth is fairly even, though there's perhaps a slight tilt north/northeast. But wealth is most heavily concentrated in places with the easiest rail access to Midtown, reflecting the area's relative centralization. The most desirable suburbs are those with short express service to Midtown, good schools and natural beauty, regardless of directional.

As in many older Northeast/Midwest metros, the outer band of wealth has been hurting of late. There are tons of deals in aging towns far from Midtown. Inland Connecticut and outer parts of Jersey have great prices right now.

I'm not entirely sure, but I would assume that the largest pockets of wealth in the San Francisco area are either in northern San Francisco (e.g. Pacific Heights, Nob Hill etc.), or on the mid-Peninsula between San Francisco and San Jose (e.g. Atherton/Portola Valley).

There are pockets of wealth in the East Bay and Marin, but in terms of extreme wealth, I think that it would be one of the first two places.

Arguably the main / most notable NYC area wealth pockets:

Upper East Side
Upper West Side
TriBeCa
West Village
Southampton / Water Mill / Bridgehampton
Greenwich (CT)

but there are UHNWI's and HNWI's sprinkled throughout the metro.

Buckhead, especially the Tuxedo Park area of Buckhead. The northern suburbs also have pockets of very very high affluence.

Where to start? Mostly in the suburbs. Fort Bend, especially Sugar Land is notorious for wealth.

I thought Houston's favored quarter was due west. Isn't most wealth west of downtown?

It's not just pockets, all 6 core Bay Area counties are among the most prosperous and most affluent in the entire country.

I would not use county-based median income to really say anything about pockets of HNWIs. Wealth is only loosely related to income, and median income figures say little about localized wealth peaks.

You live in Houston? And you believe the wealth is "mostly in the suburbs", or in Ft. Bend County???

Try River Oaks, Memorial, West U, Uptown / Galleria, Piney Point, etc. (none of which are "suburbs")

Fort Bend County, depending on the source, has been named the Richest County in Texas a few times. If we are talking about concentration of billionaires and millionaires in the Houston area, I would stick to the Greater Memorial area and River Oaks.

Right. The title of the thread is "Where are the most affluent areas located in your metro?", which is why I listed the neighborhoods I did. Not saying there isn't wealth in Ft. Bend County, but the biggest money folks aren't there.

The OP doesnt say anything about HNWIs, that's a different topic from "the most affluent areas located in your metro area".

I think I get what your trying to say, but generally the overall wealth of residents of a geographic area is usually measured by median(or average) income in my experience.

So it would appear that the wealthy places in the Bay Area are actually in San Francisco: Zip codes 94123 and 94111 (the occupants of one of those 2 appear to have a net worth of over $6 million PER PERSON but I can't tell which):
