CorvairKieth, after you posted those photos, I just had to check this out. Some of my close up shots actually ended up looking like digital renderings.









This is my favorite shot. If it weren't for the background, this could totally look like a photo of the actual building just because of how the lighting ended up. So realistic!

There doesn't seem to be any interaction on the street level, at least from these angles. It screams, for residents only.

Part of that is because it's in the flood plain. The Monarch and Austin City Lofts are similar, while Shoal Creek Walk will also be elevated. The tall blank walls and large stairway to the entrance make it seem like an exclusive place, that's for sure.

The business journal article linked in post #26 of this thread stated that there would be 2,500 square feet of retail. I vaguely recall reading somewhere else that they were planning a coffee kiosk or something like that at the street level.

I wondered about the elevation too, why go up steps and such to enter the building. One concern could be the flood plain, it is in the 25yr flood plain of Shoal Creek, so they could have built the First Finished Floor (lobby) 1 foot above the Base Flood Elevation to reduce the insurance the condo HOA would have to purchase. Commercial structures don't always have to build above if they provide flood vents but to build above they take the risk away. Only part of the garage will be flooded and it naturally will have flood vents (doors) to allow the flow of the creek through should a major event happen.

Their groundbreaking was over a year ago. So demo and excavation have taken a very long time.

I saw someplace--can't remember if it was here or elsewhere--that the crane had been expected to go up in December. So it's not that far behind that estimate.

The site is extremely cramped. It's not possible for vehicles to drive down into the pit to be loaded; the excavated materials have to be brought up and loaded into trucks at street level, and there's only room for one of those at a time.

Contrast this with Shoal Creek Walk, where they've built ramps down into the pit and four or five trucks can be queued on site at any given time. Yes, SCW has more area to excavate, but I think Fifth and West has to go down just as far, and I think site logistics have been the limiting factor. I'm guessing that once they finish the hole and start pouring concrete, it's going to go up pretty fast--again assuming that they can queue up concrete effectively.

Rumor I heard was they had water issues - talk was the water table was higher than expected, though it could be to do with piping. Either way it's been pushing their timeline back a bit.

Is that a blue crane section laying along side the fence or just some blue metal pieces supporting the fence?

I think it's just the fence. The fence in the foreground is blue also.

The flood water does make since for the partial delay for erecting the crane. But it shouldn't be to much longer for the the crane parts to arrive.

I walked past this two nights ago and it looks like they are just about done digging the hole. I didn't see anything resembling a pad for the crane base but could have missed it due to the darkness. In any event, I think we'll see concrete pouring in another week or two.

You'd think they would be ready to put up the crane by now. Seems like it's taken a long time to dig down considering it's not a large footprint.

Crane should be arriving any day now. They are pretty much done excavation with several constuction machines still stuck at the bottom.
