世貿二館開發案昨(19 )日開標,南山人壽以總價268.88億元氣走勁敵國泰人壽,取得開發權,換算土地單價高達501.9萬元,創下台灣地上權案權利金總價與單價新高,登上地上權新地王寶座。

南山人壽指出,將斥資一、二百億元興建兩座塔樓、一座裙樓,加上權利金,開發案總金額上看四、五百億元,為國內壽險業歷來最大的不動產投資案。

南山人壽副董事長杜英宗指出,已將世貿二館開發案命名為「南山廣場」(Nan Shan Plaza),希望未來可以像紐約時代廣場、香港太谷廣場一樣,成為台北的新地標。他表示,內部董事會討論時,有位董事說,如果標到,南山新保費收入將可成長三成。

此案得標價較底價250億元高出18億8,800萬元,溢價率約7.55%。杜英宗不願意透露投資收益率,僅說一定比該公司的資產報酬率高。南山的資產報酬率約3%~4%。據了解,潤泰集團總裁尹衍樑對此案高度關注,昨天開標時還低調現身。

世貿二館開發案被視為國泰金董事長蔡宏圖、尹衍樑兩大巨頭的「世紀對決」,結果國泰人壽以出價256億元飲恨。

國壽副總經理林昭廷對此表示,未標得開發案「非常遺憾」,只能說是「價值最後輸給了價格」。

全球資產管理專案經理王維宏表示,此案台北市政府特別採用3階段審查投標方式,主要是參考新加坡的招商模式,除了前面的資格審查及比價,增加第2階段的投資計畫書評選,確保廠商的規劃及投資計畫能符合基地條件及區域發展,最後再進行比價。

台北市政府財政局長邱大展表示,雙方將於90天內簽約,簽約後30天南山人壽須繳交一半權利金,約134.44億元,其餘權利金在第2、3年繳清,由於目前世貿二館土地還有租約到明年3月屆滿,所以屆滿時才能交地。

台北市府下一個指標案為,位在信義計畫區內A25土地,邱大展指出,A25位在中油大樓後面,現為停車場,將開放給廠商投資開發,面積達5,449坪,計劃8月底、9月初舉辦招商說明會。

政府為避免助漲房價,3年前停售大面積國有地,改以標售地上權的方式活化國有地。所謂地上權,就是開發者付了權利金之後,可取得該土地的使用權,通常為50年、有時長達70年,期間需支付租金給政府,年限期滿後將土地還給政府。

地上權將土地的使用權與所有權分離,挑戰國人「有土斯有財」的觀念,其房地價格較一般產品便宜約三成,近來因房價與地價高漲,接受度略有提升。

地上權的概念在國外很流行,包括大陸、香港、新加坡、英國等地的房地產多為地上權,期限甚至有999年之久。

Regard information, Runtex Group is going to redesign the project. It will become single tower instead of twin tower we saw in previous rendering.

Regard to current source, there are two alternative for Runtex Group. One higher tower or twin towers.

The press about this developer talk about Runtex Group is looking for 40-50fl tower.

Fantastic. This proposal looks so much better! Also it seems to be around 300m high which would finally balance the Xinyi skyline.

They even designed the angles to match Taipei 101. It reminds me of Shanghai's WFC:

Who the hell cares whether it is 49 or 50 floors??? It is 290m!

A much needed height to fill the gap between all those 150m towers in Xinyi and T101.

Still need to wait for comfirmation, the project is still in its proposed stage. Everything can happen.
What is comfirmation? The client decide it is their final proposal.

50 is still taller than 49. really, why couldnt they just make it an even 50?? would 1 more floor kill them??

The information I heard is

original 333m
past 290m 49F
current option A 280m+ 43m

Addition, the standard floor height is 4.6m. The ground floor is 18m.

Currently, 297m proposal has been send to urban development approval.
