Over three decades, the LeFrak family has moved mountains of dirt to transform a 300-acre derelict rail yard on New Jersey’s Hudson River waterfront into a sprawling waterfront community of apartment towers, stores and office buildings.

For its latest project it had to import 50,000 tons of dirt to prepare LeFrak’s latest Jersey City site for development on a peninsula that juts into the river. LeFrak, which just broke ground on the 43-story rental apartment project, hopes demand will be strong for the units, which will have water views in three directions.

But LeFrak needed to upgrade the site to comply with regulations passed after superstorm Sandy, which devastated Newport—the LeFrak’s name for their sprawling Jersey City community—and many other waterfront areas in the New York region three years ago.

Federal regulations passed after Sandy required LeFrak to push the first floor of the building up to about 13 feet from roughly 10.6 feet, according to Jamie LeFrak, principal and vice chairman of his family company. He said the price of the dirt increased the building’s cost by roughly 2%.

“Clean dirt is expensive,” he said.

Nice work listing all the projects, but you showed the Lackawanna Warehouse. The Lackawanna Terminal is transport station in Hoboken that includes the PATH station, light rail, bus terminal and other commuter trains.

The Warehouse will be prime for redevelopment in the next 10 years seeing how hot that immediate area is becoming.

Plans for N.J.'s new tallest tower get federal OK

"New Jersey is one step closer to having a new tallest tower.

Real-estate site New York YIMBY reports that developers of a 950-foot tower planned for Hudson Street in Downtown Jersey City have received clearance from the Federal Aviation Administration.

The FAA said the tower would have "no substantial adverse effect" on the utilization of navigable airspace, New York YIMBY reports..."

I have BREAKING NEWS on new developments!!

I'll let suspense build while I research the topic and will post my findings within the hour.



And.... it's not as important of an update as I thought it would be... 99 Hudson has added 3 floors to 79 but remains at 900ft. 30 Journal Square is now planned for a minimum of 70 storys with 750 units, 100,000 sqft of office and retail, and 250 parking spaces. Don't expect movement on this one until one journal square starts seeing action. My guess is it will probably come very close to rivaling 99 Hudson as tallest building in the state.

anyone know what is planned for this prominent parking lot next to Journal Square. the center of JC stills seems a work in progress to say the least, based on a recent visit...imagine if this was mature trees and gardens instead of cars. what is this a downtown dealership?

There are like 9 planned towers of 500+ ft. in Journal Square (not to mention other shorter towers announced), so, not knowing the particulars of that site, I would wager it's a future development.

Jersey City skyline from Wednesday afternoon from my company's office on Houston. Pretty damn impressive if you ask me, and will only get more impressive with some of the impending towers in the pipeline. From some of the other angles you could see the Journal Square tower, but didn't want to look too much like a tourist...

You won't be able to make that same shot a few years from now. The building in front of you (St. Johns building) will be redeveloped to have slim residential towers, so the views of the Hudson will be much better from street level, though more limited from higher.

Jersey City is booming. The skyline is so much bigger and taller than when I was there last.

My wife and I were only thee for two years about two years ago and it is just amazing how much has changed in that short amount of time. I would never want to live in the NYC metro again, but I look forward to the day I get to go back to visit just to see how much it has all changed.

Journal Squared Adding Three Peaks to Jersey City Skyline

Journal Square is a historic residential and business district in Jersey City that achieved fame for its vibrant assortment of movie palaces. Named after the Jersey Journal newspaper that once housed their headquarters in the area, Journal Square is served by a multi-modal transportation hub that provides PATH rail service to Newark, Harrison, Hoboken, and Jersey City, plus lower and midtown Manhattan in New York City. While most transit hubs are credited with injecting life into an urban area, the relocation of the Port Authority bus terminal coupled with the popularity of local shopping malls actually decreased foot traffic. Though the decline of the neighbourhood has left a gap in the local economy, it has also presented a clean slate of sorts for some developers who are hoping to rejuvenate this cultural corridor. KRE Group and National Real Estate Advisors are among two city builders realizing this potential, reaching into their pocketbooks, and investing in the area with a three-tower residential development.

So next week I plan on walking 11.2 miles in Journal Sq , Downtown Jersey City , Hoboken , Jersey City Heights , Newport , Exchange Place , and Historic Downtown. Covering 14 Projects in Journal Square , 45 Projects in Downtown Jersey , 20 Projects in Hoboken.... Additionally if Sunset is still available I will do 6 projects in Lower Manhattan and 12 in Midtown Manhattan. For a Grand Total of 150 Projects + some Railroad Photography...

Fantastic news to report.

The 545 units at 70 Columbus, the recently completed 50-story residential tower, is 60 percent leased after just 4 months of opening. It typically takes about 3 years for a new apartment building to reach stabilized occupancy, maybe a little longer for luxury apartments. 70 Columbus is on track to be fully leased within 6 months. An amazing accomplishment which changes development assumptions in Jersey City. Groundbreaking for 90 Columbus is imminent as all permit have been issued by the city. Existing planned developments will be hastened and more developers will be attracted to due to the strength of the market.
