Is there anything in the old Allora restaurant space in the National Bank building? This project is going to look great across from the blend of new and old of NB (former Wellington West).

As far as I can tell it's all NB Financial now. I seem to recall vike saying that NB Financial would be able to fill more floors if the building had them.

That building stands out in my mind somewhat... it must have opened around Y2K, a period when there was very little construction happening in the Exchange District and downtown in general.

It's a beautiful building, if you ignore the fact they treated Waterfront like a back alley.

^ I agree, its treatment of Waterfront is terrible and the City shouldn't have allowed that. But in fairness, Waterfront didn't exist in its current form when that building was built... probably would have been much different had the building gone up a decade later.

It's funny how that single remaining old telephone pole was left there. All the others gone, but decided to leave one there to get in the way.

^Nice vantage point.

I've always wondered if that building with the blue sign (I think it says tetra tech) could open up their main floor to the street. It's one of my least favourite buildings in all of downtown. The street scape look like a bomb shelter: https://www.google.ca/maps/@49.89519...7i13312!8i6656. Add in the sea of parking behind it and it's no wonder that area is one of the bleakest around. Thankfully the Innovation Centre and the new hotel will help a bit but this tetra tech building is just brutal.

^ I'm not 100% certain on this, but I do believe that building in question was custom-built for the Bank of Canada which occupied it for a long time, and as such had to be built to extremely secure specs - hence the fortress look. But yes, that is one bleak streetscape on Portage E.

Main floor there is mostly secured loading docks and parking. Tetratech does a lot of scientific research and engineering, so it's probably a good fit that it's that secure.

Adding Hyatt should help that stretch a bit – but it really does need streetscape enhancements... that won't happen until something does at P&M though. I like the idea of narrowing EB to one through lanes, would allow widening of the sidewalk. Frankly, there doesn't need to be parking/loading on the north side, it's all surface lots, and Fairmont has a drop-off bay.

Because I'm not feeling good and doing nothing, here's my thought – black is expanded sidewalks.



Now I know some may freak and say we need 2 lanes EB in rush hour. Even if we had that – still think there's room to expand the sidewalks by realigning the road.

^ I think eastbound Portage through Main would likely function well with only one through lane. Traffic volumes are pretty low going in that direction. I think what you're suggesting would work.

Richardson Centre (manages the Richardson and Tetra Tech buildings) is doing outdoor plaza renovations around the Tetra Tech building either now or shortly.

It's nice that something is being done but I can't help but feel that for such a high profile location in downtown that this building is under-serving the space.

Put down your torches and pitchforks, I'm not asking for a super-tall. I would've just liked to see a modest office tower ontop of it. It could easily be a mixed-use building with 10-15 stories of office space. But 4 floors in the middle of downtown?!
