This Facebook post is from 2016, so things might have changed, but this was the vision for Mill Creek back at that time:

Quote:
Situated near the eastern edge of the municipality of Riverview, just south of the rapidly developing Carriage Hill and Harmony Estates subdivisions, the 536 acre park site is primed to become a major hub for active recreation, leisure, and community wellness. Designed by the community and for the community, the Mill Creek Nature Park Development Plan incorporates features and design ideas accumulated throughout its extensive public consultation process. Community workshops, school visitations, stakeholder meetings, and many visits to the site helped to inform planners on how to best develop the park to meet community needs and desires. The park has been designed to provide a multitude of recreational opportunities through the development of specific trail systems constructed to accommodate different activities such as walking, hiking, and mountain biking in the summer and walking, skiing, and snowshoeing in the winter. The park site benefits from having an extensive network of existing trails which have been largely maintained by the local Cross Country Ski Club in the winter, and adopted by nearby residents for a variety of recreational uses in the summer. This existing trail network will minimize the amount of capital, work effort, and environmental demolition required to create trail systems throughout the area. These trails will also be connected to existing trail networks throughout the Town such as the Riverfront and Dobson trail, extending Riverview’s already extensive trail system. The dam and the reservoir will provide a space for aquatic activities such as canoeing and kayaking.

Through the community consultation process, three key themes were identified to guide the development of the Mill Creek Nature Park: Nature, Play, and Sport. Conceived as a nature park and a sanctuary for green-space, a primary goal of the Mill Creek Nature Park is to conserve the environment and provide a refuge for local flora and fauna. The idea of Play was developed around a desire for recreational opportunities focused on entertainment and leisure, and as such the park plan has been designed to provide space for activities such as interpretation, hiking, and sightseeing. Finally Sport was conceived out of a desire to facilitate more physically intensive activities in the park through the development of mountain bike trails, ski networks, and even a potential recreation center. These three themes, developed by the Town of Riverview through the local community, will guide the development of the park and ensure that developers and policy makers maintain a consistent vision for its future development and management. Commercial development along the Gunningsville Boulevard, as well as the installation of the Town's new Operations Centre on the western edge of the park, will expedite development of the Mill Creek Nature Park, with the entirety of the project expected to be finished in approximately twenty-five years.

With its engaging history and diverse ecosystem the Mill Creek Nature Park provides plenty of opportunity for recreation, research, and education through pursuits such as hiking, biking, skiing, bird watching, stargazing, nature photography, etc. This invaluable park will act as a future hub for eastern Riverview and a gateway for travelers exploring the Fundy Coastal Route. The Mill Creek Nature Park provides the Riverview community a unique and invaluable place to connect with nature and engage in a variety of recreational activities; its compelling history and diverse ecosystem will help ensure that this regional park becomes a key community space to be enjoyed for generations to come.

It will reduce some traffic heading east on Hillsborough Road.... but.... drivers trying to head west on Coverdale will get backed up because a lot of drivers heading straight through the intersection heading south will block the lane for people trying to make the right. There is only room for about 10 cars before it gets blocked. It will be a mess regardless.

I think the new road will only have a marginal effect on the morning rush hour traffic. Most of the people travelling west on Hillsborough Road in the morning are headed for the bridge. That being said, when the causeway is closed, if I were heading into Riverview or points west, I'd use the new road and avoid the bridge intersection altogether.

1.4 km will only bring them to Runnymeade. They must be phasing the project.

Driving on Whitepine this morning I saw they were working on the new apartment building going up on the corner of Cleveland Ave. They're really putting a push on this project. It isn't the first Sunday I've seen them working at this site.

Redevelopment on Philip

They've opened up the back of the building on Pine Glen to create a store front facing Philip road.

Anyone know what business is going in that space?

New Boulevard confirmed

Riverview has passed their 2020 budget and it includes an $8M road project to alleviate traffic congestion on Coverdale Rd. The new Bridgedale Boulevard is a 1.4km stretch through undeveloped land between Gunningville Boulevard and Runnymead.

$8M does not sound like nearly enough for this stretch of road (roundabout included at Gunningsville Blvd.) unless the budget spills into 2021 and even 2022. According to the Department of Transport and Infrastructure, the cost of the roundabouts would vary but estimated they would range from $500,000 for a small single-lane roundabout to "multi-million dollars" for the larger.

I'm no traffic expert but i don't see how much that's going to help just going as far as Runneymeade.

It's a half measure to be sure, and will be a major nuisance to those residents living on Runnymede.

Hopefully they will complete Bridgedale all the way through to Coverdale in the next few years.

That's their plan, to eventually run the road to Bridgedale.

Town land sold

UPDATE - No immediate development plans.

Just noticing the following in recent council meeting highlights, "Council approved the sale of the property located at 555-557 Pine Glen Road bearing PID # 05051388 to Fillmore Property Management for $125,000 (+HST if applicable) and that the Mayor and Town Clerk be authorized to sign all necessary documentation."

I've reached out to Fillmore to see if there are any plans for the property.

I wonder what this means for the Riverview PAC? Right now, the city of Moncton provides assistance to the Riverview PAC, and the PAC website is structured very much like the one for the city of Moncton - accessible and transparent to residents (and development geeks such as us).

If the Southeast Regional Services Committee takes over, I fear that we will no longer have ready access to planning documents online like we do currently. Riverview might fall into an information availablity vacuum (like exists for Dieppe, Shediac etc). This would be sad.

For example, we only became aware of Promenade Neuf in Dieppe when they started clearing the land and people started asking questions. The plans for the Junction Urban Village in Moncton on the other hand were well known for a couple of years before shovels hit the ground.

It would be sad for Riverview to disappear into an information black hole...........

Riverview town council has authorized the sale of land on Runneymeade Road for $164,560 to MoeMar Homes. This developer is continuing to build housing in the Gunningsville area.
