The West Campus towers so far have been an odd mix, not just because of their varying styles with odd setbacks, but because several of them have pretty detailed facades that are actually some of the more interesting facades in Austin, and then some others that are some of the most bland facades.

Interesting:

2400 Nueces
University House
Aspen Heights West Campus
Two Two Zero Four
The Otis Hotel

Bland:

21Rio
Callaway House
Skyloft
Muze
The Standard at Austin
Inspire on 22nd

I think for those last three I'll ultimately withhold judgment until they're done, but so far they're kind of in the "meh" stack.

Yeah, not 100% I lived in a similar shaped, all brick in NY that was old and far less modern looking, but massive like this one. The one I lived in has a grand entrance with a lot of steps leading up to it, no consideration for wheelchair bound tenants since it was probably built in the 50s, and absolutely no street level interaction. This one does and also has quite a bit of busyness in the design like all the offset verticals dizzying. Maybe too much, maybe less would be too little, I'm on the fence. If there was more continuity from one side to the other on the top portion

I hardly ever get to West Campus. Do the new buildings completed over the past few years and the buildings planned/U/C have ground floor retail? From what I can tell, it doesn't look like many of them do, which is too bad and won't make for a very good pedestrian experience.

I lived in West Campus for a couple of years until recently and I'd say not many of them do have ground floor retail, which always seemed strange considering how crowded the sidewalks seemed to get at predictable times.

I owned a real estate firm near Rio Grande and 24th for about 8 years, my take is that retail has a rough go in West Campus. Sure students pay a lot in rent, but do not have a ton of extra cash for the typical retail shop. I've seen a bunch of retail companies come and go in WC which makes sense when you take into account the astronomical rent in WC (about $30-50/sqft).

When my friends and I attended UT, we had ZERO cash after tuition and bills, even the rich kids didn't spend that much money on retail shops. I think their wealthy parents spend a ton of money on them shopping in Dallas/Houston but not in WC.

This one is called Moon Tower now. Every apartment building in West Campus is required to have three name changes before completion.
