More in University and West Philly:

-83 Units at 48th and Chester going to zoning soon
-New residential building permit with no details at 4219 Chestnut
-4 Stories, 8 units at 1047 S 51st
-4 Stories, 48 units at 3209 Spring Garden
-3 Stories, 13 Units at 6036 Market
-8 units at 4237 Ludlow going to zoning soon

Also I've become aware of two big sites and three smaller-but-still-substantial sites in University City under contract with developers and another ground lease on top of the two that I may have already mentioned on here.

I can say from living in the direct area, that the 48th & Chester project will never get backing from the neighbors. The land is zoned for 1 & 2 family buildings, which can sell for over $700K. I don't even know why a developer would even try to do a cheapy special without feeling out the neighborhood.

New York developer buys 67 acres in Philadelphia, plans $115M investment

Nice to see some investment in this neighborhood. Bridesburg, 5000 Richmond St, 733k SF in two buildings for last mile distribution.

wow, lets see if this happens. That is a rough area to say the least. the 1400 block of somerset is almost completely vacant.

Nothing overly exciting this time. Four projects submitted, three of which are be-backs for their second submissions, and one of which is 2621-27 Frankford Ave (Wood Brothers Site) which was already posted here a few posts back.

I have to say I am extremely surprised by the Amber Street project. I think it will be a very difficult sell given the state that Kensington is in. I was up by Ruth St near Prevention Point yesterday and in my 23 years being in and out of the neighborhood it has never looked worse. The amount of open using and people passed out in the street is incredibly concerning. These are issues that absolutely need addressing before dropping an apartment building like that in the neighborhood.

Yeah it seems like a really risky investment. With those industrial views and being stuck at the tracks, I really can't see anyone living there on purpose unless the rents are rock bottom, which I doubt. Not sure how feasible tricking out of town NYers will be long-term
