I drove by Avalon today and it appears 1000 Avalon is topped out.

Also, there is a crane on the Northwinds site in Alpharetta. Once this gets going, it'll be the 3rd mixed use (Avalon, Northwinds, and DT Alpharetta) in the area with the new North Point renovation acting as the 4th. Also, Halcyon is shaping up very nicely in Cumming.

Sugar Hill
While visiting a friend in Sugar Hill, I noticed unusually tall elevator/stair cores rising above the trees in their new downtown, across the street from City Hall. These cores appear to be finished, showing roughly how tall this new building could reach. Maybe 5-6 floors? I'm editing this since it's not the building I originally thought it was. I haven't visited their downtown since 2017. I've only seen it from Highway 20 since that time, driving between my friend's house and 400.

This plus the redeveloped Suwanee town center makes this area one of the nicest in Gwinnett. This project will be a great amenity for the area.

Gwinnett Place is a zombie teardown, but may need a while to happen.

Chamblee animal feed mill eyed for food hall, mixed-use project

https://www.bizjournals.com/atlanta/...all-mixed.html

Quote:
A former animal feed mill in historic downtown Chamblee may be transformed into a food hall, restaurant and entertainment venue.

Atlanta-based Stein Investment Group is proposing to convert the now-vacant Manna Pro feed mill and silos at 5466 New Peachtree Road into a food hall (19,745 square feet), office (7,425 square feet), entertainment (21,982 square feet), and restaurant space (5,525 square feet total), according to plans filed with the city of Chamblee. Plans also call for construction of a rooftop patio with a new staircase for rooftop accessibility.

The 3.28-acre site is on the northeast corner of the intersection of New Peachtree Road and Chamblee Dunwoody Road. The elevated MARTA rail line and Norfolk Southern line run directly behind the property to the north

Toll Brothers, Publix to anchor new mixed-use project by Avondale MARTA station

https://www.bizjournals.com/atlanta/..._news_headline

Quote:
Another transit-oriented mixed-use development will soon rise near the Avondale MARTA station.

An affiliate of residential development giant Toll Bros. Inc. has purchased just over three acres in the city of Decatur at East Ponce De Leon Avenue at North Arcadia Avenue. The Horsham, Penn. company, which operates a multifamily division called Toll Brothers Apartment Living, paid just over $7 million for the site, according to DeKalb County real estate records.

The mixed-use development has been in the works for over a year. Plans have called for up to 270 apartments.

Publix will launch a new store at the project, according to real estate documents filed with the county. It will anchor the retail space on almost 6.5 acres of the development.

Looking forward to seeing that site plan! Toll brothers and a grocery at Avondale should be huge for the area.

I don't think it has been mentioned that Paces Properties will handle the retail leasing. I think this ensures that Assembly will not be Avalon 4.0 and will tap into the local flavor which I absolutely love. I could nitpick about some of the land use for a TOD but this may turn out to be a great Marta accessible destination after all.
