June HRC is up. It's a pretty damn long list for the coming month - 21 items. There are lots of the typical small-bore Northside housing restoration projects, but interesting one-offs as well.
1. Faros wants to convert s
ome of the existing vacant South Side Works storefronts into ground-floor apartments. This seems fine, and dovetails into our discussion about areas being "over-retailed."
2. A full rehab of
the August Wilson House! The plan (by Pfaffmann) involves restoration of the core building and a new-construction annex to the west of the building (built in modern styling). It looks like much of the first floor will be given over to gallery space, while the upstairs will have studios and meeting spaces.
3. Another facade restoration at the Penn Brewery site. This focuses on
a rear facade visible from the Herron Avenue Bridge which has looked quite ugly since another building on site was destroyed. Partial demolition of this facade is apparently required anyway to remove storage tanks inside the structure, allowing for other uses. The new rear facade appears to be a largely (but not perfectly) accurate interpretation of what the building looked like at a certain point in the late 19th/early 20th century.
4. Phipps is seeking to remove existing asphalt walkways (which are cracked and have weeds sprouting through) and replacing them with a new walkway constructed of pavers.
