I like that the Pennycuff proposal includes retail space. Usually affordable housing developers avoid retail space, since they tend to build in low-income areas where leasing is sometimes impossible. Similarly, they usually include parking at a 1:1 ratio or higher since they don't want residents to be transit-dependent or have to park on the street.

I'm seeing a new wave of mixed-use, low-parking affordable housing which I think is a good trend (Woodlawn Station, Shops/Lofts at 47, etc) and maybe a good way to build support for more TOD growth. Usually opposition to new development comes from an alliance of NIMBYs and housing advocates, but if you build affordable, then you've just got a handful of obviously self-serving NIMBYs. This project has the added benefit of support from the LGBT community.

At Tuesday's meeting for Pennycuff, the homeowner neighbors spouted the usual crap about parking and density, but they were apparently drowned out by other neighborhood residents who appreciate the affordability aspect of the project.

Good question. Sounds like affordable, (but not sure) with rents restricted to people with 60% of Area Median Income or less.

I was the one who asked the question about parking. I did not "spout crap". I fail to see how a question about the development's planning is a bad thing.

Your summary of the meeting leaves a lot to be desired. Out of the 75 people in attendance, only about 5 people were neighborhood residents. I give the alderman credit for packing a room with his campaign staff.

As for parking, I could care less. I own a garage.

Why did you ask?

Do you normally ask about things that you don't care about? Sounds to me like small talk.

I save small talk for riding in an elevator with acquaintances. But I guess you prefer community zoning presentations

Welcome to our forum. Many (most?) Chicago forumers, myself included, are in favor of developments with limited parking that help transition our city into a more walkable and transit-friendly place - especially when those developments sit around the corner from an L station.

Also, I think most forumers here agree that additional density is a good thing in 99% of cases, even if it is "out of character" with the surrounding neighborhood. Density drives transit ridership, helps support more retailers and services within walking distance, and generally makes neighborhoods more urban. Also in gentrifying neighborhoods, the phenomenon of deconversions (turning a 3-flat into a single family home) tends to reduce population, so new dense developments are needed to prevent overall population loss.

An article about the Gold Coast's upcoming Jewel (in the Sinclair) also touches on general changes to the Clark/Division area:
