Newnan recently launched a current development map to keep track of the projects in the works throughout the city:

*NOTE: This does not include developments in unincorporated parts of Coweta County with a Newnan zip code.*

Reviewing the map, there are a couple new developments in particular that stand out to me:

Candlewood Suites - Located next to the Newnan Dermatology / Keller Williams office on Newnan Crossing Bypass. It will have 4 levels. Still in the review phase.

Poplar-Newnan Crossing - Located at the corner of Newnan Crossing Boulevard and Poplar Road. Grading planned for Mixed-Use Development that will include additional medical offices, restaurants and retail. Still in the review phase.

Keg Creek Subdivision Moving Forward

Senoia subdivision approved unanimously

http://times-herald.com/news/2017/10...ed-unanimously

Quote:
Before a standing-room-only crowd that broke out in applause several times following comments in opposition, the Senoia City Council unanimously approved the conceptual plans for Senoia’s second-largest subdivision.

The approval of the conceptual plat for the 356-unit Keg Creek Landing development is contingent upon the results of a traffic study and an engineering study that are being done on the project.

That means that the developer, Brent Holdings, will have to fulfill any requirements that the studies deem necessary to support the development – such as road improvements.

“Safety is paramount to us,” said Councilman Chuck Eichorst.

Richard Ferry, former city manager who now works for Brent Holdings, said the traffic study has already been ordered and could be done by the end of the month.

Funding approved for McDonough community center

http://www.henryherald.com/news/fund...9292de5c5.html

Quote:
McDONOUGH— The McDonough City Council voted Monday to move forward with a community center for property located at 348 Griffin St. and 363 Macon St. next to the former Municipal Court building.

City officials considered the proposal in early September after a majority of the results from a survey revealed that the former courthouse was desired to be used as camera museum, with other comments for a community use building.

Costs for a proposed 8,000-square-foot building, including construction and interior finishing, are estimated at $1 million.

During Monday’s meeting City Administrator Keith Dickerson presented the council with a funding option that included using $500,000 from SPLOST IV “community development facilities” funds and $750,000 from general fund reserves.

While the city’s fiscal year 2017 budget has closed and is still under audit, the city is expected to have an additional $1.5 million in unrestricted funds that would be used to cover the reserves portion of the project funding, according to city documents.

The council voted unanimously to move forward with the project using the recommended funding sources.

City staff is in the process of working on the details of the proposed neighboring camera museum.

National Tire & Battery Coming to Newnan

http://newnan.thecitymenus.com/2017/...34-posey-road/

Quote:
Officials with the planning and zoning department of Coweta County confirm that a National Tire and Battery is under construction next to Bojangles in Thomas Crossroads. We initially reported this news on our Facebook page in March of 2017, and construction is certainly in progress on the 7,500 square-foot location. According to construction documents the project was initially on hold during the month of May but has since come back to life.

National Tire & Battery is part of the TBC Retail Group which includes Merchant’s Tire and Tire Kingdom. National Tire & Battery, will have an onsite service center and offers operating hours on Sunday!

We will give you more information on an opening date once it is received. Special thanks to Josiah at Snapfitness who has been following the progress on construction projects in the Thomas Crossroads / Sharpsburg area.

One thing I noticed when arriving to Newnan is that, compared to the rest of Metro Atlanta, there are *NO* SunTrust bank branches nearby (which IMO is absurd, given the size, rate of growth and average income of the area) despite the bank being based *IN* Atlanta. In a way, it really does make you feels like a stepchild (compared to the rest of the Atlanta area) to be the only place to not have a "local" bank in your town.

Apparently, in discussion with someone with fairly good knowledge of the situation, the reason SunTrust has seemingly blacklisted Coweta County is because of some requirement that every bank must commit to opening a minimum of 3 branches in order for the County to approve their building permit(s). And that seems legit, because I notice the other banks in Coweta County (Wells Fargo, Fidelity, Synovus, etc.) all have at least 3 branches.

SunTrust actually owns the entire tract of land where the ATM sits on Highway 34 and has been targeting that plot for a branch since before the recession. But unless SunTrust has a change of heart, Coweta County drops their requirement or until Coweta County reaches a critical mass that can support 3 branches, SunTrust customers will have to continue using the branch(es) in Peachtree City.

Coweta County Rezoning Request Updates

I gotta laugh at this one.

The rezoning request for a strip mall that people were vehemently against (due to already bad traffic) was approved, yet the rezoning request that would have created some more decent-paying jobs (and possibly spinoff development) was denied.

Commission approves rezoning on Willis Road, denies Lower Fayetteville request

http://times-herald.com/news/2017/10...eville-request

Quote:
The Coweta County Commissioners approved one commercial rezoning, and rejected a nearby industrial zoning at Tuesday night’s meeting.
The approved rezoning was for property at the corner of Willis Road and Ga. Hwy. 154. The 13-acre tract is across Willis Road from a convenience store and across Hwy. 154 from the Bedford Forrest subdivision. The property is owned by Ricky and Renee Willis. The Willises requested that the property be rezoned from Rural Conservation to C-6, Commercial Minor Shopping District. They said they have been trying to sell the property for many years.

Renee Willis said they originally planned to build a home on the property, but after Bedford Forrest was built and their daughter developed allergies, they decided to build in Moreland.

The commissioners rejected a request to rezone property on Lower Fayetteville Road to light industrial for a bread distribution warehouse and retail bread store. The property consists of two tracts totaling 2.55 acres. One is currently zoned to the county’s old C-Commercial district, and one is Rural Conservation. The property is adjacent to Litz Tire and Automotive, with residential properties on the other side. The property also abuts the property where Commissioner Paul Poole lives, and Poole recused himself from the discussion and vote.

Residents of Bedford Forrest fiercely opposed the Willis Road rezoning, and expressed concerns about the impact the new commercial development would have on the already terrible traffic getting in and out of their subdivision. Bedford Forrest has two entrances, both on Hwy. 154. The proposed development would have an entrance directly across from the Malvern Hill entrance, as well as an entrance on Willis Road.

The Waffle Houses in Newnan just can't seem to catch a break. First, it was the wild wild west shootout at the one location, and now there's this.

Truck crashes into metro Atlanta Waffle House; driver at large

http://www.ajc.com/news/crime--law/t...P34Wh5ZYlTOZJ/

Quote:
A Waffle House in metro Atlanta got scattered in an unwelcome way early Wednesday when a driver crashed a truck into the restaurant, Channel 2 Action News reported.

A U-Haul truck came through the front glass not long after the driver had just gotten some food, the television station reported.

While trying to back out of the parking space, the driver apparently put the truck into drive instead of reverse.

"They're not used to these kinds of things,” Waffle House Division Manager Vikash Patel said of the store’s employees. “Obviously they're used to different kinds of events on third shift, but not a car coming through a building."

"One of the employees said he had to jump out of the way and lost his shoe trying to get out of the way,” Cpl. Van Meadows of Newnan police said.

“Other than that, no one got hurt."

The driver took off with a passenger right after the crash, police said.

Senoia councilman scolds opponents of 356-home complex

http://thecitizen.com/2017/10/25/sen...-home-complex/

Quote:
But City Councilman Jeff Fisher said he understood where the residents were coming from because he had actually opposed the Heritage Lakes subdivision before he served on the council.

Fisher than listed a number of Senoia subdivisions built during the last few years, and said all of those were opposed for the same reasons: traffic and destroying the fabric of the city.

“If the City Council had listened back then, many of you wouldn’t be living here.” he said.

Fisher said opponents of the subdivision currently see their children play with the new residents, along with attend church on a regular basis.

Residential Development in Sharpsburg Breaks Ground

Timber Brook at Thomas Crossroads Now Under Construction

http://newnan.thecitymenus.com/2017/...-construction/

Quote:
Ben Sewell with Coweta County Planning and Zoning confirmed, “Timber Brook at Thomas Crossroads is now under construction on the southside of Highway 34 at Andrew Bailey Road.” Several readers of The Newnan Menu have sent in questions over the past few weeks regarding the development. Ben goes on to say, “This will be a residential, senior-living development.” Earlier this Spring Coweta County Commissioners approved several changes to the development including a name change and amending a condition to allow for 226 lots. Keep watching The Newnan Menu for more details and progress updates!

Massive warehouse coming to Palmetto

http://times-herald.com/news/2017/10...ng-to-palmetto

Quote:
Site work is underway for a massive industrial warehouse off Interstate 85 in Palmetto.

Plans are for a 1.4 million-square-foot building at the site, on Collinsworth Road.

The building is being built on an 81-acre tract of industrial property owned by Palmetto Pad Ready LLC. One of the partners in the development is Brent Scarbrough & Company, according to Donna Black of Brent Scarbrough. The property was zoned commercial and industrial several years ago, but is now all zoned light industrial, according to Palmetto City Manager Bill Shell.

TPA Group is doing the construction of the facility, according to Black. According to the company’s website, TPA Group is a private real estate investment, acquisitions and development firm. TPA has developed several industrial properties in the metro-Atlanta area, including Fairburn Logistics Center, Gwinnett Progress Center, Atlanta South and 1200 Tradeport, according to the company’s website.

A call to a representative of TPA was not returned on Friday.

The Collinsworth Road project is one of five warehouses currently being built in Palmetto. Two warehouses are being built by the Shugart family on Tatum Road, and two other speculative-built warehouses are being constructed at the city’s airport, Shell said.

Junior Achievement of Georgia considering Morrow for new Discovery Center

http://www.henryherald.com/news/juni...ae075c7a6.html

Quote:
MORROW — Junior Achievement of Georgia is considering developing as much as 50,000 square feet of currently unused space inside the Morrow Conference and Event Center for a South Metro Discovery Center.

The development would be a hub for a collective effort between Junior Achievement (JA), local school districts and JA’s corporate sponsors. The organization operates other centers in Atlanta and Gwinnett County and is set to open a North Georgia center in August 2018.

JA Discovery Centers are learning facilities where students apply classroom concepts “in authentic and immersive experience,” according to the organization. Middle school students participate in simulated communities to improve their understanding of financial concepts and learn real-life business skills.

According to Robb Miltner, the executive director of Civentum, the Designated Marketing Organization for the Morrow Center, Junior Achievement of Georgia is looking to open another center by the 2020 school year, and Morrow is on the short list.

Morrow, Cobb County and Savannah were being considered by the organization, but Miltner said during a Morrow City Council work session on Oct. 24 that it appears discussions are moving forward with Morrow and Cobb.

He said Civentum reached out to JA in May 2016 as part of their proposal process.

“This would place Morrow as a center of Junior Achievement activity, which is quite exciting in and of itself,” Miltner told the council. “They are really interested in a South Metro footprint, and they can definitely see that a center in South Metro could do a world of good.”

JA is expected to draft a memorandum of understanding for the City Council’s approval, and if signed, the organization will move forward with a feasibility study for developing part of the approximately 137,000 gross square feet of unoccupied space at the Morrow Center.

GDEcD: Apparel wholesaler to create 300 jobs in Henry County

https://www.bizjournals.com/atlanta/...0-jobs-in.html

Quote:
The development in Henry County is about to get a little more active.

The Georgia Department of Economic Development (GDEcD) said Friday that S&S Activewear, a national wholesaler of imprintable apparel, will create 300 jobs in McDonough over the next four years. Newly created jobs include warehouse, supervisory and management positions.

The company will add a new 505,000-square-foot warehouse in Atlanta to its national network that will now be more than 3 million square feet. The center, to be located at the Midland Logistic Center in McDonough, is scheduled to be operational in the second quarter of 2018. The center will spare no detail in terms of energy-saving technology, including high-efficiency lighting and solar panels, S&S said...
