Hines looks to acquire property near Buffalo Bayou Park

Houston-based real estate company Hines is looking to buy property near the Montrose Whole Foods Market, just south of Buffalo Bayou.

Two memorandums of agreement of sale and purchase were filed with the Harris County Clerk in early March. The documents show that Hines Acquisitions LLC has agreements to buy property from two separate sellers, but the documents are not records of sales.

Hines declined to comment to the Houston Chronicle, which first reported the news. The Chronicle was unable to reach the sellers May 29.

One of the sellers is 710 Waugh Ltd., which owns 30,907 square feet — or about 0.7 acres — at the southwest corner of Waugh Drive and D’Amico Street. That property was valued at nearly $2.84 million in 2018, according to Harris County Appraisal District records.

The other seller is Bavarian Machine Specialties Inc., which owns two pieces of property immediately adjacent to the 710 Waugh property. One is 10,187 square feet — or about 0.2 acres — and the other is 6,513 square feet — or about 0.15 acres. They were valued at $764,025 and $687,760, respectively, according to HCAD records. Bavarian Machine Specialties is a BMW parts, service and performance shop.

The memos don’t indicate what Hines might do with the land, but several projects have risen or been proposed for the immediate area in recent years.

Love the design, but it feels to stubby to work with it. The design is suitable for a tower that is 600-700 ft tall. Ya can just envision it. Looks like someone cut the top-half off of a tower, and put it on a small base. The visual teaching moment I'll use is a very tall basket ball player. Imagine a clean-cut, horizontal decapitation right near the pubic bone, and someone snatches the legs away. This tower is that. Its missing its legs.

Nevertheless, a good design!

It's actually pretty tall even with the older version. That tower on the right is 591 feet tall. That would have easily put it in the 550 foot range. I do agree that the design is worthy of more height.

I like the updated design much better. It just looks a little sleeker. How tall is the new design?

This one was downsized, but is definitely under construction.
