Anyone else wondering what that mysterious mountain is in the rendering?

I seriously doubt this could be less than 380' bare minimum. To be 350' you'd have to have < 9.5' floor to ceiling which is REALLY short. Have to add at least 1' to that to get the plumbing/electrical in place so 10.5' would be minimum I would think which puts it at 388'. But I'm not an architect so who knows?

Well, initially, it was 30 stories @ 300'. So average of 10' floor heights. Assuming all stays the same, this puts it at 370'.

I think it's suppose to be Estrella mountains, but it's way off scale and even location haha.

Also at 37 stories I would think this would be at least 380'. Also given the elevator cover thing on top of the roof.

But was that just a generic figure they threw out there?

In looking at other residential, hotel, or residential+hotel completed buildings around downtown.. (taking the overall building height divided by # of floors):

Kenect 12.2'/story. 37 stories @ 12.2'/story = 452'

44 Monroe 11.2'/story. 37@11.2' = 415'

Link 11.7'/story. 37@11.7' = 433'

Palomar 12.4'/story 37@12.4' = 459'

Summit 11.04'/story 37 @ 11.04' = 409'

I'd be willing to bet once this is fully designed to account for everything, its roof will be taller than 400' if it ends up at 37 stories.

Not sure it was a generic figure but those were the floors and heights they included as part of their RFP response back to the city.

You can't do averages for deck to deck across the whole tower with mixed uses.

There's a lot going on with this thing, and the floor counts don't add up--I doubt they'd do two levels of retail so there's this mysterious floor.

I called Medistar about the details and am waiting to hear back.

Is the ground floor not going to be mostly bus access? I'd expect that to necessitate a high ceiling.

It says 24k sqft of street facing retail which is actually quite a bit of space.

Besides the Astra this project is the second best looking project coming up! Glad it went up in height. Just sucks it not over 500 feet. I want to get too that magical height of 150 meters which is the standard for any real tall skyscraper. Unfortunatly we don't have one. Chase is off by like 3 meters. They should add a spire to get us there.

I'm guessing 380 feet to the roof excluding the parapet for this thing, I'll try calling Medistar again. Phoenix does not allow unscreened mechanical generally so I expect the rendering to change again as it goes through the development process.

A spire? A spire in Phoenix would not look well. We aren't NYC. I wish buildings in Phoenix weren't always so bar soapy looking though.

You complain about current stock of buildings looking like a bar of soap and yet are against a spire? Don’t you think that would make it unique and make it stand out from the current stock of bars of soap? lol

A spire or a high-rise with legit crown would look awesome in downtown.

I love the Frost Bank Tower in Austin. It has a pretty awesome pyramidal crown, especially lit up at night.

Spires or crowns can look awesome but it would definitely not work on this building. As much as anyone, I'd love to see a non-square top on a future hi-rise. Too many boxes for sure but the more the better all things equal. Would love to something like London's Shard albeit on a smaller scale. We do need more imagination in our designs...

I would love for a new building in Phoenix to have something other than a flat top. Even something as simple as the spiky corners on the roof of the US Bank tower make a box look a little better.

I agree with this. There are a number of ways to make a crown more visually interesting. However, most Phoenix projects are value engineered without a great deal of concern for aesthetics. It will probably require an investment by a corporation with a goal of putting their stamp on “their building” before we see something like that. Hopefully during what’s left of my short lifetime.

Records request finally came through. Not posting the request as it doesn't have anything new as far as renderings. But here's the info you all are really waiting for...

Central Station revised height...

Wait for it...

400'7" to the roof and add about 20' for the penthouse!
