So I went in today to the Wildcats office on the 4th floor of the Avenir Centre to pick up my season's parking pass, and took this photo of the Hyatt Place Hotel construction site from their window.



You can now see the entire footprint of the hotel.

Tha's the tallest first floor I ever seen. Perhaps this 4 floor Hyatt project maybe taller than we all expected once done!

Look on the bright side. The extra tall main floor means that this four storey hotel will actually be the equivalent of a five storey building, and with the atrium feature on the NW corner, really a six storey building.

This is a ridiculously short building, look at the space between floors, this is a cheap cookie-cutter project and it doesn't belong there. There should be a full service 5 (real) floor hotel at least at this location with underground parking à la Marriott Harbourfront Halifax or the 7 story Hilton Garden Inn opening in Fredericton; such a wasted opportunity. I don't understand how the zoning by-law could allow such a suburban style looking project downtown with surface parking next to the crown jewel of downtown nonetheless (Centre Avenir Centre).

Maybe it's not too late to add another floor, it would really help.

I always respect your comments MonctonRad, but this doesn't look like a 5 or 6 story building at all, it barely looks like a 4 storey building, more like a 3 story building. The Fairfield Inn Moncton by the airport looks taller; it's 4 stories high... and it's suburban.

Summary: This project is just too darn small and suburban in nature for downtown. The land should've remained available until the best and optimal project presented itself.

Echoes my general thoughts on this as well. Moncton likely could have done better with this property. The impact on the street is there but the height could have been doubled under the right circumstances.

The key there is "the right circumstances".

I too am disappointed that this building couldn't be at least another couple of floors taller, but I think the city is still in the "beggars can't be choosers" phase of stimulating downtown development.

I imagine city planners felt that it was critically important to get something architecturally pleasing built on the old Bay parking lot. I have no idea how much competition there was for the RFP on this lot, but I wouldn't be at all surprised if Corey Craig wasn't the only company that was nibbling. It may have been this, or else leave the parking lot fallow for another 5-6 years.

I think this hotel will complement the Avenir Centre reasonably well. It certainly won't overpower it, and will provide a satisfactory eastern enclosure for the plaza space in front of the Avenir Centre and the Ian Fowler Oval.

Let's hope we can generate more height in the other projects rumoured to be coming to the neighbourhood. It's also critically important that we get Crombie REIT moving on refurbishing 1222 Main, and developing the space between 1222 Main and the Avenir Centre. This space is just as important in complementing the Avenir Centre as is the Hyatt Place Hotel.

I think this is a good project as well. This lot is one of the weirdest shaped lots in the city. IT is much wider to the West, to almost nothing to the east. Corey Craig took a plan and made it fit the lot.

A COUPLE MORE floors woould be great, however, It is much better than my idea of a parking garage, that was quickly and correctly shot down.

I guess it could be worse, it could be vinyl or metal siding...

This whole project would've been a no-go in downtown Fredericton or Uptown SJ.
