The project is being designed by Gensler. The developers are seeking the maximun FAR to allow for a 400' tower even though the project as currently proposed is only 220'. It'll have a roof top pool.

So, this one and the new courthouse are going to be some good height for that area, both being 200+ feet. Not any taller than what's already there, but just adding to the bulk of the area. Something interesting to note is that these two coming along will be the first time something over 200 feet has been built in downtown north of 10th Street since the Travis County jail was built in 2001, and it'll be the first time anything that tall was built in downtown north of 15th Street since 1986.

I like that the developers are keeping their options open on the height to possibly allow for a mixed use concept.

A rooftop terrace in that area at that height is going to have some really great views of the Capitol and UT Tower, besides the rest of the skyline and hills.

I don't want to get my hopes up, but in addition to the maximum FAR increase request is the fact that the developers don't have any renderings for the Design Commission. Usually at this point renderings of the actual project are made available. That leads me to believe a height increase is not out of the question.

Just a few more buildings sprinkled through that corridor may be enough to hasten the meld of the downtown and west campus skylines into one.

Its pretty cool looking. I know its another box, but I like the verticle line contrasts and the height's ok, as is the color. I agree with paul78701's post about this and other construction helping to meld DT with the campus area. And they don't have to be particularly tall to accomplish that.

I'm officially crabby about the vertical gray line thingy that they're doing. And that 5th and Brazos is doing. And that 70 Rainey is doing. And that the the Aloft Element did. And that the Westin DT did.

It's a played out design tactic, people! Find another way to texturize your curtain wall!

Is it just me. Or does this design look very bland, 60's modernism/International Style? Maybe it's the gray colors, maybe it's the boring windows....it's just very depressing and boring to me.

^^I agree. It looks like the wanted that International style aesthetic but don't want to pay for the quality materials required to make it look good. It's par for the course with these types of hotels, though.

I don't mind it. I think that last rendering isn't very flattering because of the blank (no windows) wall, but at least they did some kind of facade design so that it's not completely blank. Also, the designs on the blank wall match the other facades, so it doesn't merely look like an attempt to cover up an unfortunate circumstance (the no windows rule). It at least looks intentional along with the other sides of the building.

The facades in that part of downtown are boring, but this one is a bit more busy than the rest.

And in defense of Gensler, they seem to deliver what their clients want. I bet if Virgin decides to come to Austin and asked Gensler to design their Hotel, there wouldn't be as many constraints that cause a good design group like Gensler to make so many concessions, such as the covering on the parking pedestal of 3rd & Shoal. I would be curious as to the number of times they had to go back to the drawing board before coming up with this design. As lovethecity said, there's no parking podium. I'm glad for that too, but I seriously don't mind this at all. It will look fine where its going and relieve an under served part of town. Maybe projects like this will spur a new warehouse type district away from the maddening destruction and reconstruction of lower downtown.
