parking lots

UTPlanner,
Do you know if there has been any developers looking into developing these parking lots within the last 5 years or so?
These lots just scream for mixed-use mid-rise residential with ground-floor restaurants & brewpubs, etc. The one over at Zephyr's would probably be better suited for mixed-use office.

If Salt Lake City keeps its current pace of residential infill and large projects like Hardware, West Quarter, and Post District then that western sector of downtown should look a lot different over the next ten years.

Neato. Hope these projects come to fruition. Salt Lake’s skyline will keep getting better. The CHH will look horrible from the west though lol.

The "LDS Business College" sign was being replaced with "Ensign College" yesterday. Hopefully the rebranding of the college is a step toward eventual expansion and development of the large parking lot to the east.

I think it just is the rebranding of the church in general where they are dropping acronyms and nicknames. I hope they do redevelop that corner as well, but I don’t think this name change is related.

You are probaly right but they are making more cahnges to the college than just the name, adding bachelor's degrees for example, so I'm hoping it's at least a small step toward bigger plans.

I forgot to mention this but I love the fact that you left the building formerly known as the Shilo in this masterpiece.

Unfortunately, from this view. Some of the newer towers are hidden.

Awesome, thanks. That Southeast-facing view is really the money shot of our skyline.

It's interesting that Kensington and 95 State have almost no effect from that angle (both are obscured). The Utah Theater tower has a huge presence though. I was also expecting the CCH to look like a long wall but it actually looks pretty good.

Kensington and 95 State really dominate from the eastern view.

How cool would it have been for Harmons to be developed with residential above?

I guess Salt Lake wasn't ready for that kind of development in 2012 yet...

Yes, Salt Lake has already changed a lot even since 2012. In 2012, we were just coming out of the recession and our major downtown apartment boom was only just getting started.

Harmons is much bigger than Lee's though, and in a location suitable for a taller height. Imagine a big apartment building next to 95 State, with a grocery store underneath, and then more mixed-use on the corner of 200 East and 100 South (where the 95 State staging area currently is).

It seems that the Mendenhall administration is very open to streamlining the planning process. Planners spend 90% of their time processing and approving special exceptions instead of actually working on long-term planning goals. This could be a big reason why things seem to move so slowly here. The biggest suggesion I would make to that list would be to just allow ADUs by right. The next planning commission meeting has 4 ADU requests. There weren't any in the last 2 sessions, but the one before that had 4 requests, the one before that had 2, and the one before that had 2. And I'm pretty sure every single one of them has been approved. Really, how much time and resources is this ADU approval process wasting?
