Atlanta's Novare Group is bringing their SkyHouse label out of the South for the first time and constructing a tower along Cincinnati's riverfront just east of Downtown. The site is at the base of the Purple People Bridge which is a pedestrian-only connection to Newport, KY.

25-story apartment tower planned for Cincinnati riverfront

A 25-story apartment building could tower over Cincinnati's riverfront if an Atlanta-based real estate developer moves forward with the project.

The Novare Group wants to build a 352-unit tower with more than 3,000 square feet of street-level retail space on Pete Rose Way next to the Purple People Bridge.

This will be the largest residential tower constructed Downtown. More and more mid-rises are sprouting up around the core and we're starting to get to the point where out of town developers are taking note and bringing additional development to Cincy. Exciting times.

It is, but the vast majority of redevelopment that has been happening in Cincinnati has been rehabbing of historic buildings in the 2-10 story range and repurposing of underutilized historic office buildings Downtown. The tallest new construction Downtown in terms of residential is only around 15 stories. We've added thousands of housing units in a handful of years and it has made an extremely noticeable change at ground level with more evening and weekend activity and tons of one-off businesses opening but our skyline looks more or less identical to what it did a few years ago. Granted we did get our tallest building in 2010 which changed things up, but beyond that highrise construction has been very limited.

But we've gotten to the point where apartments and condos are at a price point where new construction highrises are sprouting up now which is an exciting switch. Thousands of units are planned or under construction between Downtown and Over The Rhine but most are still in rehabbed vacant buildings. When your city fell hard post WWII there's a lot more opportunity for adaptive reuse so new construction hasn't really been all that necessary until the last couple years.

This building may be the exact same as the other 17 SkyHouses but there are currently zero new construction glass residential highrises for the reasons stated above. So it will offer a new product that will hopefully encourage more developers (with more originality hopefully) to construct their own properties.

These Skyhouses are not bad at all. So what if they all look the same-they won't look like any other building in any city that just has one, and they have 'relatively' lower construction costs, especially considering how many units are in each one.

Congratulations Cincinnati! Now can you tell them to please move just a little farther north and give Columbus one as well?

i could care less if its the same one as other places. its great for cinci because it means more people downtown. its a perfect example of people over architecture if you want to be picky about it being a clone. at worst it looks nice and its skyline filler, so that sure ain't exactly a bad thing is it? and also it is investment from out of state in residential, so that is actually very exciting news for ohio's big city downtowns.

SkyHouse Cincinnati design praised by review board

The development team that wants to build a $90 million apartment tower along the banks of the Ohio River presented its vision for the project on March 23 to Cincinnati’s Urban Design Review Board.

No SkyHouse for Cincinnati

Novare Group, which has been working to develop more than 350 apartment tower at the former Montgomery Inn Banquet Center site since December 2015, dropped the project due to combination of construction costs for the proposed tower coming in significantly higher than its historical costs, as well as financing terms nationwide for multi-family development projects becoming significantly less favorable to development.

Perhaps Novare Group has reached their peak with the SkyHouse trend, I haven't heard of any other proposals as of late.

They also built a special version specifically for Atlanta called Atlantic House that's easily their best one. It's supposed to attempt to somewhat match the design of One Atlantic Center.

The same tower design is being used in Dallas for the 2nd Skyhouse project, "Victory Place". The parking garage configuration appears to be different though with the tower being at the intersection and the parking garage being behind.
