Nah, I doubt it. Too tall? Same thing. We're not talking about a highrise here, and even if we were there are multiple towers one freaking block away!

Screw those NIMBY jagoffs.

$50 Million ‘Creative Office Campus’ Planned For Old Lighting Warehouses In West Humb

Block Club Chicago Great to see this type of private investment in this area.

Yeah......my guess is we'll end up with a 6-story version of the first design (hopefully a very similar design though, and not watered down to meet NIMBY 'tastes').

Anyone know what's going on with the Lathrop Homes? It looks like they are being renovated still. I know they had big plans for there years ago, I haven't heard anything lately. With all the cries for affordable housing, I would think they should open this place up as it's in the middle of the gentrified areas, where the socialists say we need more affordable housing.

Relax, it's simply still under construction. Not sure the obsession with people on this board to insert their disdain for certain political leanings in every post.

Based on the Lathrop Apartments website, the first move ins are happening next month, so some of the buildings are basically complete. I need to get up there and check out the progress; I always thought it had the potential to be a very attractive and successfully executed campus of buildings in a park.

From what I saw driving past yesterday, it looks one of the main buildings along Damen is complete and they are starting a second just north of that.

It also looks like a coffee shop has opened in the small building where Diversey and Clybourn meet, I believe that was the sales office for a while.

I've had occasion to walk through Lathrop's north half several times in the last month. It's looking really good, both the restored structures and the public spaces and riverwalk. Kudos to Related Midwest for doing it right, at least as it looks from the outside.

I agree, Lathrop looks pretty darn good now. I'm sure the units are pretty spartan as most of Related's affordable units are, but that's fine.

IIRC, some of Related's more ambitious plans for infill got shot down by the Illinois State Historic Preservation Agency. Related's original plan called for demolition of the little lowrise community center at NW corner of Diversey/Elston and the residential building across the street, and then new midrises in their place.

But when the complex got listed on the National Register, Related had to go through a historic review before they could access tax credits, and the state preservation folks threw cold water on the infill plans.

It looks like Related did find a few sites for infill in the south part of the complex, though. The first new midrise is almost done.

^ About what you'd expect from a Hyatt Place. I love Hyatt, but it's the Hilton Garden Inn of Hyatt (although a step up). I've stayed in a handful of them in various cities and can't recall a single one with better than "BLAH" architecture.

If I recall correctly I think Related pretty much got permission to replace the whole south end except the buildings directly fronting Diversey.

The changes to their plans is the trade off that comes from seeking historic tax credits. If they want the credits, they have to plan by the National Park Service rules. If they didn't take the credits, they could have demolished the whole complex and started over as long as no federal monies were involved. Apparently the tax credit was worth more than the loss of units.

^ Yeah, Related was hoist by their own petard a little bit... but I think even if they didn't pursue historic tax credits, the proposed demolition would have gotten in the way of LIHTC as well (or any other form of Federal assistance). Without either form of tax credit, I doubt an affordable redevelopment would have been possible - and since CHA owns the land, it would have just been a no-deal situation.

56 W Huron is done, and it looks to now have a semi-landscaped and fenced park next to it. Anyone know if that's temporary? Looks like it could be.

Dunno if anyone had picked up on it, but the Jeweler's Building/Irwin Reis Building at 15-19 S. Wabash is being renovation into 39 Units and new commercial.

Previous plans floated in 2018 said hotel, but the permits issued in April say residential- and couldn't find anything about zoning/landmarks changes to make it a hotel.

Renovations have been ongoing for a while, but scaffolding recently went up out front for the restoration of the original Louis Sullivan facade. Will be great to see this fully restored as one of his few remaining works in the downtown area.
