Northwest Downtown
The Pearlstone team is planning another mixed-use project in the northwest part of downtown Austin — an area that, historically, has provided few residential offerings for sale.

Early-Stage Development
Pearlstone has three additional projects in the early stages of development. More details will be shared in the next three to six months, as plans progress.

What would we consider "northwest downtown Austin?"

Is that essentially the West Capitol area? Or further south, near West Sixth?

I call everything south of 10th Street and west of Guadalupe the West End, but I think the definition of boundaries vary depending on who you talk to.

Yep. I had to correct someone the other day who said the Triangle was downtown. This same person said Mueller was downtown. Basically anything south of Anderson Ln is downtown to them, haha.

Haha. Same with the entire state of Oklahoma essentially being "North Dallas"...

I've met various newcomers to Austin who refer to everything in about a 3 or 4 mile radius of the Capitol as, "Downtown".

So how long before this project that took two years two build is destroyed and replaced with a high rise? Not rooting for that as I think keeping some proper nightlife spaces is good for the area, just legimately curious.

Growing up in Northwest Austin, it was almost universal that everything in the central core was "downtown", including campus, the east side, 78704, etc. That's not newcomers, just people that live on the edge of the city. My Mom will still refer to my house (Hyde Park / North Loop area) as "downtown" .

I’ve lived here over 30 years and never called those neighborhoods downtown. Not Hyde park or campus and DEFINITELY not 78704 or the east side.

But maybe that’s just me..

3525 Far West

Quote:
This project is located at 3525 Far West in Northwest Austin on approximately 3.9 acres. The site will be developed for a future multi-family wrap project. The site is properly zoned for a multi-family mixed-use project.

Downtown has always been the CBD + State

East Austin = east of the freeway/East Avenue

West Austin = West of Mopac

Old West Austin = West of Lamar but East of Mopac/south of 15thst/MLK

Campus = Campus

Central Austin = areas North of Campus but South of 2222

North Austin = North of 2222

South Austin = South of the River

North of 183 = South Dallas

So what is between 2222 and 183? North Central?

For me Crestview, Brentwood, and Allendale are central Austin. They just have the vibes you expect in that area. Wooten, St. John's, and Shoal Creek feel more like North Austin.
