“Harper on Piedmont, located on 625 Piedmont Avenue, will consist of 111 newly designed studios and one- to three-bedroom homes with upscale amenities. The homes will sit on the site of the former Ivy Hall Apartments.“



“Renovations on the homes, already on sale for $200,000 to $600,000, are expected to be complete by late fall.”

The other day I noticed the sign out front was different. I figured it was just a new owner. Thanks for the info.

Development boom coming to SoNo

From SoNo to NoNo, development activity is really picking up.

Emory University plans to transform the district’s former Peachtree-Pine Homeless Shelter. It also envisions a new cancer institute that would rise next to Bank of America Plaza.

A team of national architects and urban planners just came to Atlanta to study the potential of a nearly $500 million plan to cap the Downtown Connector called “The Stitch.” It would run through SoNo and could one day pack a $3 billion economic impact to the area.

The latest project that could be an important catalyst for SoNo is a plan to turn the Medical Arts Building into a boutique hotel.

Other projects in the works include Atlanta Housing Authority’s eventual redevelopment of the Atlanta Civic Center.

Several developers have recently acquired sites in SoNo.

That includes Urban Realty Partners, which purchased 570 Piedmont Avenue, the current site of a post office.

Dezhu US Inc. acquired 126 Renaissance Parkway and just began construction on a new residential building.

Drapac Capital last year spent almost $11 million to acquire the 1.7-acre site at 129 North Avenue, today the home of long-time Atlanta restaurant the Original J.R. Crickets.

Same here, the area is ripe for some dense development. 570 Piedmont Avenue is a great location for more infill, too.

Cannot believe the stitch hype video includes a new free-standing parking garage, however. So Atlanta... I'd like to see the stitch happen, but I feel like there will be a large internal battle with the city on whether we should do more high capital projects like this or more smaller projects throughout the city. My initial preference is a balance of both, with major focus on high impact crosstown projects, as well as improving general walkability. BeltLine (with LRT), continuous crosstown complete streets (including BRT), continuous crosstown multi-use trails/grade/barrier separated lightweight transportation lanes, traffic signals/stop signs at intersections that lack them, and pedestrian plazas should be a priority. A few high capital projects are also good for the city. Capping the connector is ambitious and worthy of pursuit. Bellwood Quarry park is another worthwhile investment.

Any idea of timeline for this one? It's a smaller project, however the infill will be great. I think it'll have a substantial impact on the area.

This AJC article makes me wonder if the Star Metals hotel project again. Can it possibly this expensive being strictly a 12-story hotel?

Star Metals hotel - 12 stories with 150 rooms = $100 million
AC / Moxy Hotel - dual 10-ish stories with 288 rooms = $70 million

$70M hotels in Midtown connected by rooftop bar, pool now open

Gothic inspired apartment tower proposed next to Midtown's St. Mark church

StreetLights has the property under contract, said Fred Kay, a senior vice president of developer for the company. It hopes to present the design to the Midtown Development Review Committee later this summer and possibly as early as June, he said.

StreetLights unveiled a rendering to the neighborhood planning group that showed an apartment project that would resemble the Gothic Revival design of St. Mark United, which was built in the early 1900s.

The developer would not release the renderings to the public because the design is still conceptual, Kay said.
