I'm not saying it's impossible, but no, I don't think this building will break ground in November. They can't break ground without construction financing, and they can't possibly have their financing without starting pre-sales...to my knowledge, none of these things has occurred. I could be wrong unless, however, they have a very large hotel contract already signed, allocating at least 50% of the buildable square footage to commercial/hotel/retail committments. But I don't think any of that has happened either; otherwise, someone here would have heard or read about it in the press. I have a lot of construction contacts and I can say I've heard nothing about this building moving forward. A shame really.

When you say "I'm not saying it's impossible" are you referring to this building breaking ground in November? Or this building breaking ground ever?

it would seem to me that this building definatly could get built. i mean, murano and ritz are allready under cunstruction so that means they are pretty full already, right? as far as i know there are no other major residences that are being built (except for WFS but according to their website they already are almost filled up with phase 1 and starting phase II which also has lots of tenants signed up) and leastways, WFS is not new. BMV is the only new design out there for people with lots of money. now, i could be wrong and these other projects might not be filled, but they will be filled eventually. unless more proposals come along i dont see why this wouldnt have high-demand, and therefor be built.

No, I want this building to get built. But a November groudbreaking seems unlikely at this point. They MUST open a sales office, pre-sell a good portion of the building to get construction financing, then they can advertise an actual groundbreaking date. Does anyone remember the MarinaView "groundbreaking?" It was nothing more than a ceremony under a tent with champagne and shovels. Hardly anybody bought there making them miss their pre-sale target, and low and behold, no construction financing, no building. The developers of BVT have to have more faith in the project, and the city before they really rally themselves and open a sales office to get this beast moving. Until that happens, all talk of a "groundbreaking" is merely speculative.

Don't forget about 10 Rittenhouse. Also the new condo's proposed at Washington & Broad & BMV's neighbors (those developers from Hoboken - can't think of the project's name right now).

Wow Tower,

What an excellent angle! As you said, that would be an awesome shot in it with BVT. Now that would make an awesome rendering.



I am super excited about this project but I’m a little bit doubtful about the November timeline. I also feel that if it doesn’t start some time in 2007 it may not ever start.

We’ve seen some great renderings of both this tower and 700 Delaware towers but nothing in the ground yet.

Wow, that rendering is AWESOME. I love how it stands almost by itself out there...man, it's huge. The views from it should be awesome. Reminds me almost of Dubai how it's just standing by itself on the water with seemingly nothing around it...I mean it dwarfs WFS. It's wide too...Just a huge building.

How reliable is Planphilly.com? They sure had a lot of info on that site.

Good question. I assume they're reliable but you shouldn't assume anything. I thought the November groundbreaking date sounded unreasonable. Now they say it's August. I just don't think it's possible. Planphilly is operated by PennPraxis who was put in charge of the Delaware Riverfront's overall design concept by the city.

According to radio real estate guru Jay Lamont, there is virtually no demand for high end residential on the Delaware riverfront at this time (unlike Center City and particularly Rittenhouse which is still hot) That is the reason that Waterfront Square is stalled and Dockside is not selling. He doesn't see any more Delaware Av projects breaking ground for the forseeable future.

^^ If that's true then it doesn't sound good for Bridgeman's View Tower. But I sure hope it gets built. It's such a nice looking tower.

I just saw this on the Council of Tall Buildings and Urban Habitat's website. It is being built in Kuwait, designed by SOM. Doesn't it look rather like BVT?
