More Activity Near Sunset Station

Here is an article i just saw online at mysa.com. it is good to see that there other hotels and businesses coming to the east side of 37/281, and even if it isn't a skyscraper going up, it is still definitely an improvement skyrocketing the possibility for maybe something even more tantalizing than a 20 or 30 floor condo or building of some sort. we are heading in the right direction, and that is a key essential for the progression of that area.



More hotels coming to East Side

Development on the East Side near downtown traditionally has been spotty, but one hotel developer hopes to change that.
Sherry M. Chaudhry, president of La Villita Del Rio Development, is building a $10 million Comfort Suites hotel at 505 Live Oak near Sunset Station.

The five-story hotel, to open in October, will have 91 rooms and will be made of concrete, with brick on the lower level.

Chaudhry is one of several developers looking at the East Side near downtown for development. City officials say the area is on the verge of revitalization.

For Chaudhry, Comfort Suites was four years in the making. One of the biggest roadblocks was getting parking for the hotel, which led her to lease nearby space under Interstate 37 from the Texas Department of Transportation.

"I wanted to build something that would add to downtown," she said. "I'm putting in a lot of upgrades in the project. It's going to be a boutique-type property. It will have an Old World look."

Another challenge was getting a franchise company to agree to do it on that side of the freeway. She said it took some work to convince franchise companies that the East Side is a feeder market for downtown, and can be safe and profitable.

The near East Side is home to several homeless shelters and clinics. The Red Roof Inn in the area has been plagued with vandals and carjackings.

After the Spurs left the Alamodome in 2002, it initially was challenging for Sunset Station to lure people to the area.

But slowly, business activity has increased. Staybridge Suites is building a 13-story hotel, and the $60 million Vidorra at Chestnut and Crockett Streets is under construction with 155 condominiums, town homes and penthouses.

Also, hotels in that area have fared better than some of their River Walk counterparts.

With 64 rooms, Best Western Sunset Suite's room revenue was up 17 percent to $1.8 million for the year ending June 30, compared with the same period a year ago. Its rates rose 10.4 percent to $107.83, according to local hotel consulting firm Source Strategies. Occupancy was up 4.1 percent to 72 percent.

At the 81-room Holiday Inn Express Hotel & Suites, room revenue increased 18.4 percent to $2.3 million and rates increased 6.2 percent to $99.03 for the same period. Occupancy was up 8 percent to 77.9 percent.

Also for the third quarter of this year, both the Best Western and Holiday Inn were among the top 300 hotels in the state in terms of highest revenue per room.

Compared with other hotels in the area, even the Red Roof Inn has respectable numbers. Its room revenue for the 12 months ending June 30 was up 8.7 percent to $3.2 millioncompared with last year, while the average increase was 8.9 percent.

Source Strategies' Todd Walker said limited-service hotels are doing well in that area, and others should do well if they invest enough in security.

Chaudhry hopes to build at least two more limited-service properties on the East Side near downtown, but she says business owners are holding out from selling their property in hopes of getting better prices.

Visibility also is critical for Chaudhry. Her company is investing about $600,000 in landscaping to give the property curb appeal for drive-by visitors. She said it's not easy luring guests away from River Walk hotels unless they're seeking something more affordable.

Councilwoman Sheila McNeil said development finally is moving in a positive direction for her district. Developers are seriously looking at the East Side for projects, and she hopes it will become more of an entertainment district going out toward the AT&T Center.

She concedes property owners are "hunkering down for the best price," which can be a challenge for developers.

"A project like this makes the city more marketable and brings development to an area that needs revitalization," McNeil said. "We appreciate and applaud the developer for investing on the East Side."

Meanwhile, another hotel developer also is eyeing the East Side for a multiple-story hotel and adjacent restaurant.

An official with PHNP Corp., who didn't want to be named, confirmed he has several parcels of land at Brooklyn and Austin Streets and is trying to acquire more.

wow....looks like San Antonio is about to ACTUALLY boom downtown! FINALLY....This, coupled with River North....I don't think I will have any problem getting a job in Construction in San Antonio after I graduate with my Construction Science degree!

Those hotel occupancy numbers are impressive for the way they were talking about that area. That area has a ton of potential.
