UPEI Residence Underway

The work has begun at the new UPEI residence. A large hole is beginning to take shape and sewer and water is being installed.
Foundation work should start soon. I'm not sure if this a steel or concrete frame. I'm thinking steel.

Mt Edward Rd Development

The road is in ready for paving. Sewer and water is complete.

Nice! But I really hope this intersection does not end up with a traffic light. I’d like to see Ash Drive and Mount Edward have a roundabout with a new western road to connect Capital Drive, and an off shoot over to this development.

I do believe I heard somewhere that this development will eventually connect to the road that Princess Auto is on. When that happens, this new intersection will become quite busy, hence my concern. This intersection is so close to the bypass, and on a hill...would be a terrible spot to have traffic stopping.

There’s a building in Stratford where Home Hardware used to be that’s called Kinlock Crossing I believe. There about 3 major spaces in there, 1 is occupied by Off the Wallz trampoline park and the other, Murphy’s pharmacy. The 3rd space, and the one in the middle of the front now has a big “Leased” sign on it. So I’m wondering if anyone knows what’s going in there.

There seems to be push on by NIMBYS with emails to the mayor to put a stop to this development. I've said they better get at her ASAP as sure as your born Charlottetown NIMBYS will soon come out in full force. I was right! The NIMBYs have pulled out the stops and now have the mayor on their side. He is initiating a zone review of the area and has succumb to pressure from the NIMBY crowd for a review.
I don't know why developers even bother dealing with this city. If I was one of them, I'd take my toys and the sandbox and go elsewhere.

Very nice looking building in this rendering. With the low vacancy rates, these apartments would likely sell out quickly. Good densification project, tax revenue generator for the municipality. If this doesn't get approval or if they throw too many conditions at the developer, I wouldn't blame them for looking elsewhere. Not good if Charlottetown gets a reputation among developers for being hard to deal with.

The zoned area is Highway Commercial and townhouses and apartments are
permitted in this zone.
Proposal is to construct 3 - 20 unit mixed use apartments (60 units).
It presently is occupied by the Royalty Maples Cottages.

My beef here again is the buildings accentuate sprawl and aren't going to really impact the apartment shortage. They
need to build up and take advantage to reduce space. With these they will probably be filled immediately with this proposed concept.

I live in the area behind those cottages and heard majority of planning board voted against recommending. Mayor voted and a couple councillors are on planning board and all voted against them at that meeting. City council will vote Tuesday on those assuming it will be rejected since they already voted that way.

No idea I just heard from a neighbour. They said property is zoned for it but didn’t support it for some reason.

Thanks for letting us know. It would have been perfect for a development like this. May be reroute the road as not to allow traffic thru the residential area. Just a lost opportunity. I suppose the land across the road won't be adequate neither. We got to stop sprawl. This isn't the way to do it.

IRAC Appeal Registered Against UPEI Residence

Someone has registered an appeal at IRAC against the building permit for the new residence at UPEI. Some NIMBY who probably doesn't live in the city and has some stupid excuse to block the on-campus living space for 250 students. How selfish!
They probably don't live in the city and may not even have went to UPEI. I would love to hear what stupid reason they brought forward to hold up such an important project to the university, to the island and the city, not to mention all of the jobs going into this.
