West Campus is developing into a shockingly dense neighborhood. It's impressive coming North on Mopac, even without any standout tall towers. It's an enormous mass of 200' buildings.

What are the student housing towers doing this semester when all classes are online? They must be losing a ton of money. Are they renting to non-students?

There are still a lot of students there, they just aren't going to class.

most of the leases for the 2020-2021 school year were signed (with non refundable deposits and rent paid along with parental guarantees)up to a year in advance. There’s actually a lot of students trying to get out of their lease by subleasing/lease take over. With many loss of jobs due to COVID-19 and students being unable to find work, those with online classes are trying to stay home with their parents to save money.

Forgive me if this is a stupid question, but I’m guessing that the days of students and instructors finding funky old houses for cheap near campus are looooooonnnnnggggg gone, huh?

West Campus is almost entirely UT-related student housing. North of campus has always been a mix, but I can’t speak with authority on that so I’ll let others answer in further detail. East of campus is a mix.

The neighborhoods north still have a ton of student housing. Maybe the rents aren't cheap like they used to be, but Mom and Dad are still paying.

I live three miles north of campus and there's a bunch of students renting on my street.

Most new buildings are still being built specifically for students. I think there are one or two condo projects underway for young professionals though.
