Are they doing a transfer floor here? It looks similar to how they reinforced FMC before switching to all concrete construction for the residential portion of the tower.

Good thought - it sure does look that way. The lack of detail we have about a building that's already out of the ground is pretty unprecedented I think.

It's driving me crazy...is there a reason new renders haven't been released? Are they just messing with the skyscraper nerds?

If you're gonna make the second floor a transfer floor then why not just make the whole thing out of concrete? That doesn't really make sense to me...

^Layman's guess: I don't think they dug very deep, so they sunk steel pilings. I don't know how deep you have to go to use a concrete "mat" as your foundation, like the W. That structure really does look like a transfer floor, which would explain the glacial progress over the last few weeks (recalling how FMC slowed to a crawl for that part).

I mean, the first page has some renders that will do for now, but I agree that we need more.

^ Yea I noticed that, too. I don't think I had seen those renderings on page 1 before but still can't tell for sure what is and isn't current. Is the tower still setback from Chestnut and massed along Sansom?

In any case, I find it ironic that Cecil Baker can sit on the Design Review Board and criticize projects while his own work lacks any transparency. What is he so afraid of? That his own work sucks and he really has no place offering criticism?

A few more - from Pearl's website. Yes, set back on Sansom Street.

Sure, the irony is there, but you ire should really be directed towards the developer for not releasing any renderings; certainly, it's not Baker's fault if the developer is keeping his cards close to the vest.

As was noted some time ago, these latest renderings don't include a perspective from the Chestnut street side. How it's going to look from that side is the biggest question mark in my mind.

1919 Market did a concrete mat pour on pilings at ground level IIRC. So did the Cambria. And 3601 Market. And 3617 Market ... I don't think needing a steel first floor for steel pilings is what's going on here. My best guess is aesthetics -- AFAIK the second floor is supposed to be the amenities deck and they're prettying it up with those steel trusses. Although that seems pretty silly in its own right.

transfer truss, my guess. For whatever reasons it looks like the first couple floors are structured with very few steel columns, but above this truss it appears to me that the construction will have steel columns that are much more closely spaced. To the left on the photo you can see the column from the truss down is 6'? away from the adjoining building where above the truss it looks like there will be a column right on the property line. I believe this will remain steel construction. My take is that the column free space on the first couple of floors was worth the added cost $$$ of the truss.

As far as I know... the floor under the trusses will be the weight room/ basketball court.

The building will be steel and concrete plank.

Are they really putting a basketball court in a rental building? What size? Is it going to be regulation size?
