Cool Austin | Fairfield Inn & Suites (Rainey) | 192 Feet | 17 Floors | T/O

A new site plan application was filed today for what appears to be the replacement for the Cambria Hotel with the expired site plan application. It's a 14-story Fairfield Inn and Suites. The address is not the same, but it is 14-stories like the Cambria proposal. The Cambria used either 68 East or 72 East in different city documents while the Fairfield uses 76 I-35.

Hm. Is it possible this is a different project? If you map them, they look like two pretty distinct lots.

Definitely a different lot than 68-72 East Ave.

Using the address listed in the filing - 76 I-35 SB SRVRD - Google shows it as the lot next to Homewood Suites on the right side. Using 76 East Ave. (which is also the I-35 SRVRD) as the address it puts it next to Homewood Suites on the left side. That was the site of the Rainey St./Kimber Modern hotel proposals in between the Homewood Suites and the Cambria. But since there is nothing but undeveloped sites immediately south of Homewood Suites, there could be some ambiguity in the address they list on the site plan. The fact that the site plan application for a 14-story hotel (Cambria) expired and a new one for another 14-story hotel (Fairfield) was filed shortly after suggests that it may be the same project. But we should get more info in a couple weeks when the site plan goes into review. As soon as it can be determined that this is a different project, we can split these posts off into a new thread.

The confusing use of addressing on East Ave. and the I-35 SRVRD along with multiple addresses being used on single East Ave. project permits led me to sort it out with the use of Travis Co. property records and old building permits.

These are the current addresses in use on East Ave along with the property owners and projects on the stretch of East Ave. from the Homewood Suites south to River St.:

78 East Ave. (formerly included 80 East Ave.) - Homewood Suites

76 East Ave. - Owned by Palak Investments and A pre-development tree assessment permit was filed in Dec. 2017 that stated that 76 East Ave. is the correct address as opposed to 76 I-35 SRVRD SB used on the filing. That confirms that the 14-story Fairfield Inn & Suites is a new project.

Here is 76 East Ave and Fairfield site from the pre-development filing:


68-72 East Ave. - This is/was the site of the 14-story Cambria Hotel. It's owned by Austin Lodging which may also be a Perry Lorenz/Knight entity.

62 East Ave. - (includes 64 East Ave.) This was the site of the two versions of the Kimber Modern/Hotel Rainey project. The site plan for that project expired in Dec. 2017. The site is still owned by the same developer - KMDT Property.

60 East Ave. - This is on the corner of River St. and East Ave. and is owned by Perry Lorenz/Knight. As far as I can tell, no projects have been announced or permits filed for this site.

So the Fairfield Inn and Suites is one of four distinct hotel projects that have been proposed for this strip of land. I'll separate the Cambria and Fairfield thread into two threads when I get a little more time.

So the Van Zandt has 319 rooms. I think it's safe to say this will be pretty small and unimpressive?

An update to the site plan indicates that this will have no underground parking levels. There will be a five level parking podium with nine levels of hotel rooms on top.

Site plan was posted to the AULCC page today. The elevations are on pages 27 and 28.

The heights show it to be 166 feet 2 inches to the top of the mechanical penthouse with 14 floors.

I was afraid this would look like something the Homewood Suites would pay to stand next to it at the big dance. But it might not be too bad.

I have to agree. This whole strip is just meh-inducing.


It's also interesting to me that those lots aren't worth more to developers. Like -- why not put 200 rooms of Fairfield Inn layered underneath another 200 condos?

TBH, I have similar thoughts about the Van Zandt, and about Millenium Rainey. They already look like relics of a bygone era -- like, 2012-2016, when the whole area thought it was going to be a strictly mid-rise entertainment district.

I honestly think if they didn't add that ridiculous crown on top that it would actually look a little better lol. Was an attempt to make it more unique than just a block but it didn't work IMO.

The parking podium is what kills it for me. The silly angular crap on top of it is about as effective as putting a band aid on your car to try and cover up a huge dent.

Elevations were added to the approved and released site plan. The project gained two feet from what we had for the height.

This one must be breaking ground soon. Around 50 obligatory building permits and finish out permits for every floor were filed this week - most of them this morning.

Also, several required building permits for the nearby Cambria Hotel were filed this week as well.
