I’ve been trying to research for a while what is being built at the McLean metro station between the station and the new Capital One tower.

It's the Wegman's + conference center/theater. Future towers will sit on top.

This will be a massive development next to the Reston Town Center metro station.

Planning Commission Approves RTC West Expansion

"The expansion of RTC West, JBG Smith’s mixed-use project less than quarter-mile walk from the future Reston Town Center Metro Station, is getting closer to final approval. The Fairfax County Planning Commission unanimously approved the project, which adds up to 576 multifamily units, 700,000 square feet of office space and 1.4 million square feet of new development to the existing office park, on Thursday night.

The developer plans to embark on a multiphase expansion for the area, which is bounded by the Washington & Old Dominion Trail to the North and Reston Town Center Parkway to the east, over the next several years. The site is currently home to three six-story office buildings, two parking garages, and retail tenants like Cooper’s Hawk Winery, Nando’s Peri-Peri and honeygrow.

A timeline for the project is pending approval..."

Reston Town Center

I took this photo last week of a residential building under construction at the eastern end of the Reston Town Center, across the street from the Hyatt.

Purple Line to Tysons

Greater Greater Washington has an interesting post today examining possibly extending the Purple line from its future terminus in Bethesda to Tysons.

The best way to build a Purple Line link between Bethesda and Tysons Corner

By DW Rowlands
March 1, 2019
Greater Greater Washington

"Although the Purple Line between Bethesda and New Carrollton isn't expected to open until late 2022, transit advocates frequently talk about the possibility of extending it. The Purple Line is the area's first major circumferential transit project, and it is expected to have high ridership. It also connects to a series of densely-spaced job centers and residential areas, and extensions would benefit from through-running to these areas.

The most common proposed extension for the Purple Line is from Bethesda to Tysons Corner. Intuitively, this is the most obvious target for an extension: Tysons has the largest concentration of jobs in the region outside of downtown DC by a factor of two, making it a major commuting destination. While the Silver Line connects it to downtown DC and to Reston, a circumferential connection would make it more transit-accessible to suburban commuters..."

Marriott, Comstock bringing 4-star hotel to Reston Station

By Washington Business Journal
March 11, 2019

"Comstock Holdings Cos. Inc. has closed a franchise agreement with Marriott International Inc. (NASDAQ: MAR) to bring a Renaissance hotel to Reston Station.

The 250-key Renaissance Reston Station will be a part of Reston Station Promenade, an extension of the original Reston Station project that sits atop the Wiehle-Reston East Metro. The hotel building, to be topped by 80 luxury condominium units, is expected to deliver in 2022 on a site bounded by Reston Station Boulevard, Wiehle Avenue and Sunset Hills Road. It is being designed by Nunzio Marc DeSantis Architects..."

"The Spring Hill station has lagged some of Tysons' other Metro stops in development and is still largely surrounded by car dealerships, but four projects each over 1.5M SF are now planned for the area around the station.

The latest plans come from D.C. gas station magnate Joe Mamo, who filed an application for a 2M SF mixed-use project at 8520 and 8526 Leesburg Pike, the Washington Business Journal reports..."

New details emerge for redevelopment of office park near future Reston Metro station

By Alex Koma
Washington Business Journal
May 10, 2019

"Plans are coming together for Tishman Speyer’s massive redevelopment of a Reston office park into seven mixed-use buildings virtually adjacent to a future Metro station.

The New York-based developer is pitching a 2 million-square-foot project to replace two office buildings on a 14-acre site near the intersection of the Dulles Toll Road and Reston Parkway. Known as “Reston Crossing,” the development is one of many planned along the path of the Silver Line’s expansion out to Dulles, immediately adjacent to the future Reston Town Center station..."

Senior towers unlike any other in Greater Washington earn final Fairfax County approval

By Alex Koma – Staff Reporter, Washington Business Journal
7 hours ago

Plans for a high-rise senior living campus in Tysons are moving ahead, with a design that marks a notable first for the area.

Fairfax County’s Board of Supervisors unanimously approved the project, dubbed “The Mather,” at a meeting Tuesday. It’s set to consist of two towers — one 27 stories, the other 18 — within the Arbor Row development, just behind Tysons Galleria.

After Appeal Denial, Norton Scott Explores Options for Library Square Property

By Fatimah Waseem
November 4, 2019
Reston Now

"Developer Norton Scott is considering its options after the Fairfax County Board of Supervisors unanimously rejected an appeal to build a $50 million condominium building at its Library Square property.

The board rejected the appeal in late October after the developer protested the Planning Commission’s denial of the project due the project’s lack of connectivity with the future extension to Library Street and what county planners said is a lack of available density in the area..."

Since other projects outside of Tysons is being discussed, how about we change this thread title Northern Virginia? How about we include Maryland and rename along the lines of "Metro Washington DC"?

It would make more sense.

I completely agree but I didn't create this forum nor am I the moderator, so this capability is beyond me.

Thanks all for the updates. I am visiting family in the area and fascinated by the development.

Agreed, if we are posting DMV projects the title should reflect such. I think "Tyson's Corner" should remain in the title, or have a thread of it's own because of how concentrated the development is.

Quote:
[Tyson's Corner] is bounded on the southeastern side by Magarity Road and on the
southwestern side generally by the limit of commercial development along Gallows and Old
Courthouse Roads and the natural areas of Old Courthouse Stream Branch. The residential areas
on the western side of Gosnell Road flanking Old Courthouse Road are also part of Tysons. The
DAAR forms the northern boundary of Tysons.

I'm hoping to get out and snap some pictures to document this moment in history and discuss the alarming rate of progress these developers have been making in the past few years. There are multiple sites with 4+ tower cranes, I even saw one site with three tower cranes installed on S. West and E. Broad in Falls Church... never thought i'd see the day. Although the projects may be significantly less impressive, there seems to be more activity in this region than in my home city of Chicago. Absolutely wild, happy to be here to witness it.

Still reading through the 2017 comprehensive plan, trying to wrap my head around all this, figure out which sites are destined for which projects, etc.

Rooftop Recreation and 745 Apartments: Potential Plans for a Tysons Corner

April 6, 2020
By Nena Perry-Brown
Urban Turf

Northeast birds-eye rendering of proposed Spring Hill development. (Image courtesy of Urban Turf)

"If the Fairfax County Planning Commission (FCPC) resumes meetings in April, one of the developments on its agenda would deliver over a million square feet of mixed uses across the street from what will be the tallest building in the region.

Developer Georgelas currently has applications pending with the county to redevelop the 15 acres surrounding a telecom tower northeast of Tyco Road and Leesburg Pike (map). The North Spring Hill development would create a new street grid with nearly 1.23 million square feet of mixed-use space, including 745 apartments, across seven of those acres. The site already houses a Tesla dealership along with other auto sales and service offices, and the redevelopment plans are expected to make room for those to return..."
