And finally, the food hall/bar, DE.CO also on the ground floor, that opened last year - has survived covid! and re-opened yesterday. Very happy about that.


so...lots happening at the old, 107 years old Gilded Age palace.

Master Plan Unveiled For Redevelopment Of The Delaware River Waterfront In Chester, PA

The park space will come in addition to a large mixed-use neighborhood designed by NBBJ.

The plan aims to draw visitors year round, as opposed to only during game events. In addition to the stadium, the development area spans several river-adjacent blocks consisting of industrial facilities, parking lots, vacant lots, and two soccer pitches.

In order to increase local accessibility, plans are on the drawing boards to relocate a SEPTA regional rail station on the Wilmington Newark Line, making the waterfront easily accessible from both Philadelphia and Wilmington.

The proposal is poised to become one of the largest developments ever undertaken in Chester. Backers hope that the project will raise the profile of the city while creating new jobs and attracting growth. Spanning multiple phases, the plan hopes to attract significant investment in new office, retail, and residential development.

Iconic Center City clothing store Boyds to branch out from Philadelphia for the first time

Developer proposes 1-million-square-foot warehouse in Bucks County

Stalwart Equities Inc., a New York real estate company, is proposing to develop a 1-million-square-foot warehouse on nearly 100 acres fronting the Delaware River in Bucks County.

Stalwart has put under agreement roughly 96 acres of in Falls. Nearly 85 acres of the site was used by Solvay USA Inc., which was formerly known as Rhodia Inc., a chemical company that was initially spun out of Rohne Poulenc. Another 11 acres that will be part of the development lie along South Pennsylvania Avenue and a former Rogers Foam Corp. parcel on East Post Road.

Preliminary plans call for the construction of a warehouse totaling 916,300 square feet with 60,000 square feet of office space.

Bucks County, from Quakertown to Fairless Hills, has increasingly become a focus for those owning and developing warehouse-distributions centers as well as tenants looking for space to occupy. Proximity to major highways and dense population center as well as availability of land and labor is driving the uptick in activity.

For example, NorthPoint Development Inc. has reportedly locked up a 1,200-acre property owned by U.S. Steel Corp. along the Delaware River in Falls to expand its Philadelphia-area presence. Earlier this year, a partnership between affiliates of Endurance Real Estate Group and Thackeray Partners sold a four-building, 240,358-square-foot complex at the Penn Warner Industrial Park in Fairless Hills for $18 million to Exeter Property Group. Amazon Inc. leased a newly constructed 235,240-square-foot warehouse at 3750 State Road in Bensalem, adding to its presence in Bucks. The company leases warehouse space in Langhorne.

Chester City creates another plan to revitalize its waterfront after decades of financial stress

The plan, based on input from city officials, businesses and residents, aims to improve how people get to Chester and navigate the city by allowing greater access to cyclists, pedestrians, and public transit.

Eventually, the RADC said, it expects to construct a marina, park, and multifamily residential building by the waterfront, and create a public art program. No projected costs were disclosed.

The master plan is to be executed in phases, officials said, with the first focusing on “public investment” to “encourage private investment in the next five years."

In total, the project is expected to affect about 100 acres, from Highland Avenue to Norris Street in the city’s West End. It will span part of Route 291 and Reaney and Engle Streets, both of which are close to 291, a highly traveled thoroughfare in Chester. The area is close to Chester’s I-95 exit, and SEPTA has a station nearby.

This will be sweet if it comes to fruition and done right. I venture to say we need a few good waterfront communities with businesses and a destination for locals or visitors from elsewhere to visit. The Philly Metro Area doesn't really have a standout waterfront that's vibrant all year around with a great mix of businesses to serve as a destination point for people to come, visit, and spend money.

Agree. New Hope is really the only town I can think of, and that's pretty far removed, so not always directly associated with Philly. Wilmington also has a really nice waterfront, so that's an option? But again, not always directly associated with Philadelphia even though it's part of the Metro area.

Chester, Camden, Penn's Landing, and NoLibs/Fishtown waterfront all have the opportunities to be assets that the current region doesn't really have.

I've been to both. New Hope wins hands down since the waterfront has more breath and depth in a community/town feel, even though it gets touristy at times but that is the draw and success of it. I think it is also more scenic and has charm in ways that the Wilmington waterfront doesn't. Sometimes you cannot build that into a community/town, it just part of the geography and past history (i.e., the railroad tracks turned into garden/walking path next to restaurants). I also remembered New Hope has smaller streets with sidewalks that spur off the main street that face the Delaware River that you can walk and stand and see wildlife/eat ice cream, etc. Wilmington needs more development in the waterfront and it seems to linear developed along the river rather than an organic development in and away from the river. Wilmington can get there but will take more time, more people and businesses that want to be on the waterfront. I do like the old maritime equipment still left in its place as that adds to the history of the waterfront once used for river commerce.

Norristown also. It's a shame how underutilized the waterfront is and it could be something like Harrisburg's or better. But some promising news on that front:

Bristol's waterfront is super underrated, but I agree--too few local communities use their waterfronts as assets. Conshohocken's riverfront, for example, sucks balls, because it's the backside of all of their big office buildings.

Not too bad. I still miss the original Camden Waterfront proposal and thought it was a missed opportunity, but the Victor expansion looks great.

100,000-square-foot spec building in Bucks County lands tenant

Fres-co System USA Inc. signed a long-term lease on the 101,920-square-foot building at 500 N. Ridge Road at the Pennridge Airport Business Park in Perkasie. This will expand Fres-co’s footprint in that part of the county.

The company maintains its corporate office in Telford along with a 270,000-square-foot manufacturing and packaging facility, research and development center and other operations on 32 acres. The company makes flexible packaging for a range of products including coffee, wine and other beverages, food such as soups, and chemicals.

This is the first building of what is expected to be a bigger campus. There’s a plan to construct six buildings with nearly 700,000 square feet of space that could total upwards of $60 million in development.
