That whole part of the city is just... I rarely go outside of Columbus, except to my parents.

Do you know what would be great? If they added another 6-8 story building to the Cabot Complex on that parking lot by mile one. They could use the same style as the other buildings, but make the windows green, and reclad the blue one to white. We would have the republic flag in buildings!

Even without changing any colors, I've always thought a third shorter building would look awesome there. I shall do a quick paint render and get back to you!

I think the city and buildings in the city could do a lot with lighting .. of buildings and of the cliffs

I was thinking next to the Cabot 1 (blue one on new Gower) on that surface parking lot west of mile one. You don't have to do it! I'm just lazy today

My dream for St. John's:

Right now our entire downtown core is basically a straight line along the harbourfront. There's some added visual interest because our midrise and highrise buildings aren't all lined up. But we have no curve.

If we could plan to build a few highrise buildings in the Downtown West End that basically follow the curvature of Pitts Memorial Drive (but to the southwest of it), our downtown would have a curve in it. It would look great from every possible angle, including Signal Hill, and the view from buildings constructed in this area would be basically the view from Shea Heights - gorgeous. They would be The Battery of the Downtown West End.

And that might even push us to create denser, better planned, more valuable industrial/commercial developments on Southside Road.

Here is an idea that just crossed my mind. How about a Churchill Square type development for the former Grace Hospital site on Lemarchant Road. I was there the other day (actually inside the square) and was thinking it would be cool to have another shopping area in the city similar to this, just newer and better.

That seems like it would be a fitting site and could really add to revitilizing that area of town.

Thoughts?

Love it. Especially with tall, thin glass condo towers on top of some of the commercial buildings.

That's a great idea! I always thought Churchill Square was very well planned out and I would love to developments similar to it it he future!

One close to downtown would be great, and definitely one out in dannyland as well!

I think Lemarchant Road has a lot of potential to create a trendy new area. It is outside of downtown, but still in a heritage area and within walking distance to the core of downtown. I am picturing a development on the former Grace site as I just mentioned, combined with the new condo development at Lime Street, and putting a string of small retail, sidewalk cafes, bistros and fine dining along the stretch of road between the two. It could be really nice. I mean it already has a fair bit of commercial spaces and Bacalao is a fairly decent restaurant as I am told.

Yes, yes, yes, yes, yes!

It would help to eliminate the stubby box effect it has on the go right now, it would transform our ugliest and most unfortunate building into our tallest and a unique one at that, it would make St. John's look so much more urban, it wouldn't affect water street of surrounding areas/views as it already blocks everything. This is one of my dreams for St. John's! Thanks so much for doing a render

Not my ideal. I'd like to get rid of Atlantic Place entirely.

But... I would accept this, even with the increased height, rather than leave it as is.

And your design is gorgeous, especially since you kept the original building. Very impressive. You should have been a plastic surgeon.

Like I've said before, I do believe adding floors to Atlantic Place will come up in the future. Maybe not the near future, but if you owned an office building and could basically double the office space in it, wouldn't you do it? Sounds profitable to me! and when most land is used up in the west end and there isn't too many "fields" left to develop left in the heart of downtown, this could be a very valuable addition!

I really think it could pass with the public too. You will most definitely still have people complaining, probably a VERY vocal minority on this one. But I think enough people would support it so that it would go ahead. Everyone hates Atlantic Place. If somebody came along and offered to turn it into an attractive, 'tall' structure, I can't see alot of people wanting to get in the way. I would hug them!

This is something that I dream to see someday!
