A Step Forward for Wiliams' Development

To no surprise, St. John's City Council has approved development above the 190 metre contour. That paves the way for a major residential and commercial development proposed by none other than former premier Danny Williams. The rezoning must now be approved by the Department of Municipal Affairs prior to the city accepting proposals. Mayor Dennis O'Keefe calls it a very important step forward.

The approval would give Williams the go-ahead to start his development near Southlands. O'Keefe says he hopes the province acts quickly. He says it is very important that phase one of the development not be delayed, because it could cause further delays over the span of the 15-20 years of the project.

new condos

Hi all, I noticed signs for new condos to be built (started I believe, actually) at the Blackmarsh/ Topsail intersection in between the Remax and graveyard with the LED lights (souls).

Not sure if this has been discussed, but it looks like there are a few buildings to go up

Quarry Approved

Quote:
The City of St. John's has approved a controversial quarry that borders Foxtrap. At a public hearing, residents of Conception Bay South voiced opposition to the project on Incinerator Road because of the effect they believe it will have on nearby water systems like Nut Brook and the Kelligrews River. Capital Ready Mix already has a pit that would have to be remediated before a new gravel quarry is started. Council is confident the clean-up will happen, but if not, the city says it will do it itself.

Finally found it. Not sure if it was discussed on any of the forums yet. The development is called "The Sundara". There is pictures and such here: http://www.thesundara.com/gallery/
Looks like four buildings in total. I think I like it, though another story would have been nice.
Also, here's the "Hillside" concept plan... though it's old now: http://www.mountpearl.ca/ckfinder/us...-North-CDS.pdf
Too bad about the 500 large properties going op on the hill adjacent.

The development going up on Blackmarsh Road is actually a nice looking one in my opinion. I saw a pamphlet a few weeks ago illustrating what it will look like and it is not a run of the mill subdivision with as many house crammed in as possible. The developer has put ample green space, walking trails and there is a mix of detached houses and condo complexes. I couldn't find a schematic of it online but here is the developers website and a brief discussion on it:

With the new highway going in, I really think that mount pearl has some big potential for more significant development, like highrise residential, they dont have to be huge buildings to be high rises but I think it will be the perfect area (lower taxes better services etc) for these types of developments, especially how there will soon not be a while lot of open space to take up, therefore time to build up.

New Kent Contractor Store - Messenger Drive

Here is pic of new Kent Contractor Store. I hear they need a place to store all the overhead that ends up on the parking lot at their Mt. Pearl Store.

The second building of the Bristol Court project on Kelsey Drive will be tilted-up tommorow through Wednesday. Should be interesting to watch it get put into place.

^ Nice little buildings, but surrounded by a sea of asphalt. This is yet another car dependent development, the opposite of what should be built anywhere these days.

wow what an unfortunate realignment of Blackmarsh Road. What is supposed to be happening there? Is there really any reason the developer needs to do that?

It has to be because Capt. Whelan is going to lead to the TGH, and this will funnel most of the traffic towards that connection instead of continuing west on Blackmarsh. I guess that would have been a planning decision made by the city rather than the developer.

Gushue Highway

I'm interested to see what is going to happen with Brookfield Road. Is it going to run alongside of it? Driving up a while ago I noticed the markers in the ground in the area of the Experimental Farm. Anyone know what is going to happen here?
