The Rec Room is coming to the Avalon Mall in St. John's. In many ways, the Avalon Mall and Champlain Place are sister malls (dominant malls in relatively similar sized cities on the east coast). We now have proof that Cineplex is willing to consider locating Rec Rooms on the east coast. The question now is whether or not Cadillac Fairview would want one in Champlain Place?

The Rec Room in St. John's will be 30,000 sq ft. The Sears space at Champlain is 107,000 sq ft. The big question therefore is whether or not CF plans to subdivide the Sears space or not. If there is to be no subdivision then CF will be looking towards Simons or HBC. If subdivision is the goal, then Rec Room could definitely be in the mix........
How large is the old Sears Garage space(55 Champlain Street) Considering Cadillac Fairview wants a single tenant for that space, and we know it's not going to be the location for the New Hotel to replace the Ramada Plaza. The new Hotel will be at 9 Champlain Street. Unless CF Champlain is willing to demolish the old Garage, and build a new structure for a Potential Rec Room.

I'm saying this because of the fact that word going around is (Old Sears location) will be a single tenant space, and not Subdivided.

That is the rumour, and that is the assumption, but that does not make it a fact.

My preference would certainly be Simons or HBC, but HBC is not currently in expansion mode, and Moncton would be the smallest market for a Simons store. Simons however is a possibility because of the widespread assumption that they are going into HSC in Halifax, and having a second store in the east might make sense in terms of supply chain management. There is also the issue of cultural familiarity for Simons (francophone population base), and the fact that Champlain Place is self styled as a "fashion mall".

There remains however the real possibility that the old Sears space might get subdivided, perhaps between several higher end tenants.

Allow me to take a flight of fancy. The rumour in Halifax is that the Chapters in the outside pad location at MicMac Mall is going into the mall proper, will be rebranded as Indigo, and occupy one floor of the former Target space.

What if something like that were to happen in Moncton too? Rec Room is operated by Cineplex. What if Cineplex wanted to co-locate a Rec Room immediately adjacent to their 8 cinema multiplex in the Crystal Palace building. If Chapters rebranded to Indigo and moved to a portion of the old Sears space, this would allow this to happen. Maybe this is the fate of the old Sears space - subdivided into Indigo and a couple of other retailers like AUB44 and F21 Red.

Just a thought.

It will certainly be fun speculating on all this over the next six months or so.......

Simons would be a nice fit in Champlain Place, but I doubt it would take over all of the former Sears. They took over the former Target store at Galleries de la Capitale in Quebec City to replace they're current store at that mall and the new store is 80,000 sq ft (http://www.journaldequebec.com/2018/...de-la-capitale). The former Sears store could be divided and still get a Simons and maybe another store. How big is the current Chapters? They might be able to fit a Simons and Indigo in the former Sears space.

Good point.

The Sears at Champlain was 107,000 sq ft. How about 75,000 sq ft for a small Simons and 30,000 sq ft for a Rec Room. That's how big Rec Room is going to be at Avalon Mall.

I'm not sure how big Chapters is in the Crystal Palace building, but my guess would be around 35,000 sq ft.

I like the idea of the Rec Room moving to the Cineplex Dieppe and taking the space of Chapters and then Indigo moving in within the mall. That seems like a great fit.

Too bad an IMAX couldn't fit into the equation somewhere.

There was also a Sears in the Avalon mall which I think is being split up, this mall is currently undergoing major renovations with the addition of new stores, a complete facelift and a new large parking garage. The Rec Room is apparently going to be adjacent to the 12 room cinemas in the mall that also has the IMAX, apparently it will take up the space where a restaurant currently is as well as an arcade that just closed and they're going to extend the mall to accommodate it all in one area.

You would think that it would go in the huge Sears space but they wanted it adjacent to the theatre. The Sears space in Moncton (as well as SJs) provides great opportunity to get a few new retail options in the market. It will be interesting to see what happens to these spaces.

Is there one in Moncton? all I ever seen was Reitmans themselves as they used to have 3 stores now down to 2 since Highfield Square has shut down. Reitmans Stores locations one in CF Champlain, and the other on Mountain Road. Don't remember Hyba ever opening.

Hyba is located on the main corridor, almost directly across from the food court - hard to miss.

As usual, when a store fails at Champlain Place, this is due to the failure of the entire chain, or a radical downsizing of the chain. This happens about 95% of the time. A store closing very rarely has anything to do with weakness of the local market.

This is a prominent storefront, with the retailers immediately to the east being Sephora, Swarovski, Victoria's Secret, Fossil & Pandora. Perhaps lululemon should consider moving in. They've decided to hang around Champlain Place, but are still in a temporary location. Someone on the forum here mentioned that they usually prefer a deeper store with a narrower storefront. The Hyba space wold suit their needs, and they would join a fairly impressive stable of neighbouring retailers.......

Meli Melo Liquidation

It looks like a place called "Meli Melo Liquidation" is getting ready to open in the old Furniturama location on Mountain Road.

Construction trailer is now on site for the new Cannabis NB store at the Mapleton Centre.

Construction of the other two metro locations (Main Street Superstore & Dieppe Blvd) is well under way. The structural steel is now up for the Dieppe location.

They are starting to put up steel at the Sussex location this week I believe. I think the roll out is going to be pretty consistent across most markets.

It seems to be the end?

With the closing of Cabellas in Moncton it seems to have pushed writers to write articles on the death of Retail in NB.

Some of these seem to be a call to arms against BPS , and other companies who are quick to buy out there competition rather then compete in the market. As they seem to claim to be doing when they first open.

I will say I barelly had time to read some of the articles before they where deleted from there host sites. My question on that would be did anyone proof read before it was aprooved to post?

The cleaness, and less fear mongering Article on the issue of Retail in this Province happend to be in the T&T today.

There is no "death of retail" in NB. There were clear reasons behind every recent store closure in the city.

Hyba - Reitman's decided to shutter the entire chain and carry the merchandise in their main store.
Sears - Bankruptcy of the entire chain
Cabela's - Bass Pro Shops bought the entire Cabela's chain. Moncton was about the only market on the entire continent with both BPS and Cabela's. BPS made (the not entirely surprising) decision to close the local Cabela's because of this redundancy.

There is no softness in the Moncton market. Store closures here are usually for sound business reasons affecting the entire chain. New stores are constantly opening, and in general the trajectory remains positive. The Sears space is being immediately redeveloped, and while we do not yet know what the replacement retailer(s) will be, it will likely be an improvement on the "dead man walking" which Sears had become over the last 4-5 years or so.

I do Completly agree, and if you look Downtown Keatings moved to another space, and there old location's already being renovated for a new tenant, and the same with the old Navigators as well. There are still some areas in Moncton, and the province as a whole where Commercial spaces seem to be sitting empty a little longer. The building next to the Subway tracks still seems to be Empty, and does not seem like any work is planned for the building as of yet.
