In many cases, it's the only way developers will get a bank to lend them money.

New renderings show big North Point Mall redevelopment

https://www.bizjournals.com/atlanta/..._news_headline

Quote:
A planned 30-acre redevelopment of Alpharetta’s North Point Mall would add apartments, retail space and a new outdoor plaza.

The images show a striking new entrance to the mall, dubbed “The Point” in renderings. They also show a large greenspace with a water feature.

The project would add 300 residential units in three buildings and 24,000 square feet of retail and restaurant space in three buildings. Drive-through restaurants are discouraged, according to the city’s staff report, suggesting officials want the new project to be pedestrian friendly. Rooftops and outdoor dining are encouraged.

Other features of the plan include a new multi-use path along North Point Circle, which wraps around the mall.

Funny that historically Alpharetta never had any rail network (there was only a plank road in the late 1800's) so there aren't any ROW's in the arc between Roswell and Duluth.

Chamblee preparing to start on $110 million town center plan

https://www.bizjournals.com/atlanta/...source=twitter

Quote:
Ask Chamblee Mayor Eric Clarkson what he hopes the residents of Chamblee will be able to boast about in 10 years and he has a clear, immediate response.

“When people ask us ‘Where’s downtown Chamblee?’ we’re going to be able to say, ‘At the intersection of Peachtree and Broad,’” Clarkson said. “Right now, when we’re asked that question, folks scratch their head and say they don’t really know because we have never really had a defined downtown.”

Clarkson and the city are working hard to make that town center a reality for the city — one comprised of a new city hall, public safety facility, multipurpose athletic fields and perhaps, down the road, a small amphitheater.

“There’s always been a desire to create a sense of place, but this current council really took it seriously,” said Clarkson, who has been in elected office in Chamblee for 17 years and has been involved with the city for over 20. “Since 2010, Chamblee has grown threefold. In the 2010 census we had 10,000 residents and now we are over 30,000.”

but Doraville and Chamblee have the opportunity to be one of the most dense and diverse neighborhoods ITP. Wouldn't mind if some developers applied more intentional/cultural diversity in their designs as a nod to those already in the area.

That photo makes me think they are trying to create Doraville's version of O4W. I do wish that it had more of a TOD focus. Is that what you mean?

Emory unveils $1B plan to remake Executive Park as ‘health innovation district’

https://www.reporternewspapers.net/2...tion-district/

Quote:
Emory University has revealed its $1 billion plan for Executive Park, a “live-work-play health innovation district” that includes a hospital, a hotel, multifamily housing and medical and office space. The 60-acre plan will take 15 years to build, but construction of an orthopedic center could start this year, Emory says.

The Executive Park site is across the street from a massive new Children’s Healthcare of Atlanta medical complex under construction. Emory already operates several medical offices in Executive Park, including a joint medical and training facility with the Atlanta Hawks basketball team that opened in 2017.

Rezoning plans for the property at North Druid Hills and I-85 were filed May 1 with the city of Brookhaven. If all goes well, construction of a new Musculoskeletal Center building as part of Emory’s existing Orthopaedics & Spine Center could begin this fall, according to Robin Morey, Vice President and Chief Planning Officer for Emory University.
