^ It is being redesigned and replaced. It's the M-F El / Subway-Surface entrance.

It cannot move, it's the entrance to the mezz level of the subway station. Bus loading for MegaBus etc. is on JFK to the north. That is a headhouse in the pic.

I guess not truly part of Schuylkill Yards, but it's related as well as in the physical vicinity: https://www.inquirer.com/real-estate...zW91PJ9XBDp9X0

First Schuylkill Yards project—a 1.3-acre park—is finally here

https://philly.curbed.com/2019/6/4/1...el-square-park

Quote:
The first part of the transformative $3.5 billion Schuylkill Yards project is finally here.

Drexel Square Park, a 1.3-acre urban park at 30th and Market streets opens Monday with a ribbon cutting ceremony followed by festivities at night, including a festival, arcade games, and the unveiling of the world’s largest video game display, according to a statement form Brandywine Realty Trust.

The park, designed by Shop Architects and West 8, includes a 12,00-square-foot elliptical lawn, 9,000 square feet of raised planted beds, 23 Redwood trees (reaching over 25 feet tall), seating, light poles, and security at night.

It’s the first project in the multi-part Schuylkill Yards development, which is headed up by Brandywine and Drexel University, and will transform 14 acres of University City into an innovation hub. Officials broke ground on the park in 2017—back when the land was being used as a parking lot—and announced that the park is just part of the 6.5-acres of green space planned for the overall Schuylkill Yards development.

The rest of the development, which is rolling out over the next decade and a half, will see new towers, totaling 6.9 million square feet in new construction. That includes office, lab, residential, retail, hotel, and green space.

In addition to the park, the groups are also working on renovating the Bulletin Building, replacing the grey facade with glass and metal, which will open late this year, writes Inquirer.com’s Inga Saffron.

Monday’s opening ceremony will include a ribbon cutting from 2 to 3 p.m., followed by a nighttime celebration starting at 6 p.m., when Drexel will unveil the largest video game display in the world.

“Students and teachers from K-12 schools across the Greater Philadelphia region have been working with experts in Drexel University’s Entrepreneurial Game Studio, including Dr. Frank Lee, to design and code new games for the building,” the statement said.

I wish they had just demo'd the Bulletin Building and made the park the entire block. Like a Philly traditional square. I'm thrilled with this none the less.

But they couldn't! The Bulletin Building is an important piece of architectural history that needs to be preserved!

You're not wrong, probable intended sarcasm notwithstanding. ;-)

FWIW, I don't think it was ever placed on either the Philadelphia nor National Register of Historic Places, and may have been too much altered at this point to even consider.

There is this though, from when a nomination may have been considered in 1997: https://www.dot7.state.pa.us/CRGIS_A...7_106167_D.pdf

First phase of Schuylkill Yards completed: 'A durable wow effect'

https://www.bizjournals.com/philadel...sity-city.html

Quote:
The next two projects Brandywine will focus on involves securing anchor tenants to fill a third of a proposed 800,000-square-foot office tower and constructing a building that will have 325 apartments and creative office space. That second tower could start as early as next year since demand for apartments remains strong, Sweeney said. Longer range Brandywine plans to build a 300,000 to 400,000-square-foot life science building. It has partnered with Longfellow Real Estate Partners of Boston on that project.

Schuylkill Yards sits in a Keystone Opportunity Zone as well as a Federal Opportunity Zone, giving tenants certain tax breaks and another enticement for them to move into one of its office buildings. While those benefits are attractive, Sweeney said one of the biggest lures is its proximity to 30th Street Station.
That last paragraph is what makes building this whole project out so promising.

Schuylkill Yards development in University City clears final obstacle in City Council

https://kywnewsradio.radio.com/artic...final-obstacle

Quote:
A massive development in West Philadelphia cleared its last obstacle Wednesday when a City Council committee approved zoning changes for the area. Council, however, acted against the advice of the Planning Commission.

Schuylkill Yards will cover 14 acres just west of 30th Street Station. The city had hoped to lure Amazon's second headquarters to the site but its developer, Jerry Sweeney, seems confident he can still fill the 6 million square feet of office, lab, residential, retail, hotel, and green space.

"We'll be generating thousands of construction jobs over an extended period of time, so there'll be a period of durable employment for our construction workers in the city," Sweeney said.

Committee members were enthusiastic about the project, and the Planning Commission's Marty Gregorski says the commission is supportive but has concerns about the impact of such a large project on carbon emissions, and transportation and other facilities.

"We believe we'd be doing a disservice to the residents of Philadelphia if we approve the overlay as it stands and provided the developer with increased density while with minimum mitigation efforts for the city," Gregorski said.

The committee ignored the objections unanimously.

The zoning changes still need full council approval, but that's considered a technicality, at this point, and the developer can begin getting permits for construction on the full site.

I realize it is flexible (and also that conversions later are always possible), but is any of the Schuylkill Yards residential earmarked for buyers or all just for renters?

Construction permits were issued last week for 3001, 3003, 3025, and 3051 JFK for "site demolition of existing surface parking lot".
