Love this 3-flat-ish building design. I have to say some more-recent affordable housing developments feature great design.

I'd like it better if it looked like the first floor wasn't sitting on slab. Never been a fan of residential that has no change in elevation from street to door. Blur your eyes and tell me it wouldn't look better raised 6'-10'.

I think I prefer this approach than a bunch of nearly permanently vacant retail space with papered over windows.

^Plus there's no reason the architect couldn't be creative enough to have a split level ground floor where a "garden level" that doesn't exceed the depth of say the frost line could be quite useful to occupants.

Though I completely agree with you, this is due to universal design considerations. Elevate the structure and now you find yourself putting in ramps at every entrance- either eating into your lobby or pushing this building in particular back from the lot-line.

Yeah, this site is pretty tight. I don't really see a better way to provide the required accessible units, especially considering the explicit social goals of the developer (Heartland Alliance) to house disabled persons.

I agree, though, ground-floor units are really a bad idea on a huge street like Ashland, esp. in an area with lots of pedestrian traffic. I wouldn't want to be the guy in that ground-floor unit when Pitchfork is sending thousands of drunk 20-somethings down that sidewalk.

I wouldn't want to be the ground floor tenant in a building like that ever. It would be like living in a storefront.
