Love this 3-flat-ish building design. I have to say some more-recent affordable housing developments feature great design.

I'd like it better if it looked like the first floor wasn't sitting on slab. Never been a fan of residential that has no change in elevation from street to door. Blur your eyes and tell me it wouldn't look better raised 6'-10'.

I think I prefer this approach than a bunch of nearly permanently vacant retail space with papered over windows.

^Plus there's no reason the architect couldn't be creative enough to have a split level ground floor where a "garden level" that doesn't exceed the depth of say the frost line could be quite useful to occupants.

I wonder if this has something to do with ADA requirements for affordable housing.

Though I completely agree with you, this is due to universal design considerations. Elevate the structure and now you find yourself putting in ramps at every entrance- either eating into your lobby or pushing this building in particular back from the lot-line.

^ yep, pull the ground floor 6' above grade, and then you gotta figure out how to shoehorn in 72 linear feet of ramp at each egress point.

Yeah. . . saw that yesterday and almost reported it, but hesitated because I wasn't sure about how real this is. . . probably just a licencing deal. . . more from the Trib:

Atari announced this week a deal with GSD Group to build hotels in major cities centered around the iconic brand. The first location will be built in Phoenix, with additional hotels in Chicago, Las Vegas, Denver, Seattle, San Francisco, Austin, Texas and San Jose, California.

GSD Group CEO Shelly Murphy said the firm, along with Napoleon Smith III, producer of the “Teenage Mutant Ninja Turtles” film franchise reboot, will be in charge of hotel development and design. Atari announced Friday that it finalized a licensing agreement with GSD Group and True North Studio, a Phoenix-based commercial real estate developer. The agreement entitles Atari to 5% of hotel revenues, according to an earlier news release from Atari.

Yeah, this site is pretty tight. I don't really see a better way to provide the required accessible units, especially considering the explicit social goals of the developer (Heartland Alliance) to house disabled persons.

I agree, though, ground-floor units are really a bad idea on a huge street like Ashland, esp. in an area with lots of pedestrian traffic. I wouldn't want to be the guy in that ground-floor unit when Pitchfork is sending thousands of drunk 20-somethings down that sidewalk.

I wouldn't want to be the ground floor tenant in a building like that ever. It would be like living in a storefront.
