So they're finally going to do something with Maverick Park? Does anyone know if that's a seriously proposal? The source in document says AREA Real Estate, is this just something that company would like to see happen but probably won't actually happen? That park has been bleak as long as I can remember and it would be great to see something done with it.

Side note: Anyone else remember the steam train that used to be parked there? I was devastated as a kid when they moved it to Sunset Station....

Whether or not it is a legitimate proposal really doesn't mean much, It is inevitable that something will happen with Maverick Park. With The Rivera and other Developments in the area, the park will be getting a lot more use in the near future. A dog park makes as much sense as anything.

AREA Real Estate is an actual development company.

Yes, but it's a public park. Are they proposing to fund this, or did they commission the design to solicit money for the project from the city?

I read through the HDRC packet. Page 4 says,

That is what it looks like comparing the renderings to the property owned. Here is something I threw together to illustrate the area for Phase 1 and 2:



The greyed out building behind the hotel would represent phase 2...I would assume:

CPS Energy is looking for the following:
  • An office building totaling approximately 200,000 – 300,000 square feet
  • Associated parking to accommodate 1,200 to 1,300 vehicles
  • Proximity to public transportation (planned and existing) is considered favorable
  • Land sites must allow for suitable due diligence period, and an anticipated closing of Q2/Q3 2015
  • Anticipated land sites for the office building must be at least 3.0 acres and fee-simple ownership is preferred

Anticipated land sites for the parking structure must be at least 2.0 acres and can be contiguous with the land for the office building (preferred) or separated from the office site by one public thoroughfare. Diagonal separation across two intersecting streets is discouraged.

All submissions are due by 5:00 PM CST on Monday, April 27, 2015.

Considering Weston Centre is almost 500,000 square feet, we could be looking at about 20 to 30 stories, depending on design and SF per floor. I think Weston is about 15-16 thousand SF per floor, give or take.

Exciting to see this moving, and with a desired closing of second or third quarter this year, this could get moving pretty quickly.

3 acres is 43,000 square feet. So knowing San Antonio, this could end up being 5 stories.

Haha. Fair enough.

My read is 1 acre for the building, and 2 acres for the parking structure. That's a lot of parking they want.

Do any of the six sites that hit the market in north downtown last week meet the criteria?

That AC Hotel looks nice. I hope the renderings are true to the finished product, because it looks like it'll blend well with what's there now. I'll look forward to see that one.

That's a lot of parking they want.

They have a lot of employees spread out all over the place. Plus, contract workers, customers, etc...

It would be nice to have them centralized, with customer support at hubs around the city for those who may not be able to travel much.

CPS Energy new DT Building

The RFP for the CPS Energy Downtown HQ's Building has been released.

The Proposed Development is anticipated to include the following attributes:
