This is the reason our inner-city will not be redeveloped. Every fifty-year old gas station gets designated "historic". We are not allowed to change. It is often more costly to renovate these outdated structures. It also takes a long time and a battle with the HDRC to get anything recommended for approval. We have some amazing historically significant structures (the Alamo, several hotels, and even SOME houses). Every fish market, miniature golf course, and gas station built before 1970 seems to be vying for "historical significance" status.
Most of these dilapidated structures are NOT worth saving. It is a huge turnoff to potential developers and an even bigger turnoff to potential residents.
