I'm no too confident about this one happening. There have been no updates to the site plan application in over seven months, and it was allowed to expire this week.

You know what happens when you say something like this. It comes back as an 800 ft corporate behemoth.

True true... but every time ATX starts to despair about a neglected or abandoned project it comes roaring back, often times taller, or prettier, or more prestigious.

Just 'cause this hasn't been posted yet...

The CLEAT organization that owns the building on the site posted a rendering of the original version of this project in their year end 2019 newsletter. The project has since been updated, but this is all we have as far as renderings:

35-Story Downtown Austin Condo Tower Planned at 14th and Guadalupe

Distinct from previous plans for the site by Cypress Real Estate Advisors discussed in 2019, the Northland redevelopment of the property at 400 West 14th Street would raise a 400 foot residential tower containing approximately 286 condo units with a mix of one to three bedrooms, along with ground-level retail space, structured parking, a resident amenity deck atop its parking podium, and a floor of office space providing a 10,000-square-foot new headquarters for CLEAT — allowing the organization to maximize the value of its land and still remain at the site.

Although these concepts are obviously subject to change, it’s noteworthy to see that this site — and the northwest corner of downtown in general — remains a desirable location for residential development even as the downtown office market struggles. According to the design document for this tower, the project anticipates a construction start in 2025, with completion in early 2028.

Looks really nice, particularly the brick of the parking podium. It's not often I like the base of a tower more than the actual tower component.

I like the "Arcadian" version better than the "Luminary." However, I'd be happy with either.

The original proposal in 2019 was all office with retail on the ground floor. Maybe there were three versions? The site plan link early in this thread shows the original plans.

I like this better than the rendering The ATX posted at the top of the page. That other design looks pretty dated now, reminds me too much of Ashton and a little bit of the W. I think this design is a better fit for this end of downtown, even appearing as a newer version of the ancient Westgate Tower west of the Capitol.
